The Exit Signs will be provided by the Tenant Improvement Permit. Our intent is
to turn over a secure structure to the Interiors Contractor, who will take over the
construction when the shell is complete. That date is approximately August 1,
1996. No occupancy will occur until the Interior Contract is complete.
,Door No.1 will be the door indicated as the "Main Exit" in note No.18 on the

The Development Services Team recently received building plans for your commercial
project without a sitework permit application. To expedite the plan review process, please
forward a sitework plan (one copy), permit application and payment as soon as possible.
After the sitework plan is received the Plans Examiner will be able to address:
1. Handicap Accessibility
2. Storm and Sanitary Sewers (building laterals)
3. Fire Line, Water Line, Private Water Mains, Water Meter Location and Size
4. Site Erosion
5. Site Detention (grading, retaining structures)
6. Utility Location
7. Private Streets
8. Landscaping (per conditions of land use resolution)
Overall, the sitework plan determines many of your development's features. Before the
building plans are approved the sitework plan is distributed to Tualatin Valley Fire and
Rescue, United Sewerage Agency, and the City's Water, Engineering, Planning and
Building Departments for comments and corrections. This preliminary coordination takes
extra effort, but will result in fewer revisions and quicker final approvals.

Enclosed with this letter you will find a calculation sheet showing the
computation that has been performed to determine the amount of the
Traffic Impact Fee (TIF) to be paid for the project noted above. The amount
of the TIF is $85,862.00.
You have three payment options available to you. The first is to pay the TIF
at the time you are issued a building permit. The second is to arrange for
payment over time by signing a promissory note (if you wish to exercise
this second option please contact me for additional details). The third
option is to defer payment until occupancy. Traffic impact fees are subject
to an annual increase of up to 6% if not paid or financed prior to July 1st
of each year.
Please note that you may appeal the discretionary decisions made in
determining the appropriate category and the amount of the fee based on
that category. A notice of appeal must be received by the City Recorder no
later than 5:00 p.m. on May 16, 1996 and must be accompanied by the
$625.00 appeal fee required by Washington County. Although filed with
the City Recorder, an appeal would be heard by the Washington County
Hearings Officer.

I realize that I must make a decision on payment of the Traffic Impact Fee (TIF) at this time. Therefore,
