The submitted plans are approved . subject to the following conditions. 1. The main exit shall be provided with signage indicating `°THIS DOOR MUST REMAIN UNLOCKED DURING BUSINESS HOURS" Section 1008.1.8 OSSC 2. Exits and exit access doors shall be marked by an approved exit sign readily visible from any direction of egress travel. Access to exits shall be marked by readily visible exit signs in cases where the exit or the path of egress travel is not immediately visible to the occupants. 1011.1 OSSC FYI Additional exit signs may be required by the city field inspector to dearly • indicate the path of egress 3. All exit doors shall be openable from the inside without the use of a key or any special knowledge or effort. 1008.1.8 OSSC 4. Exit signs shall be illuminated at all times and shall be provided with a second source of power that will provide 1 1 /2 hours of illumination in case of primary power loss. 1006.3 OSSC FYI Additional exit signs may be required by the city field inspector to clearly indicate the path of egress. 5. The means of egress shall be provided with illumination of not less than 1 foot candle at the floor level anytime the building is occupied. The means of egress illumination shall be provided with a second source of power in case of primary power loss. 1006.2 OSSC 6. Provide 2 -A rated fire extinguisher in the new area. The extinguisher shall be located so that no usable space has a distance greater than 75 feet to the extinguisher. OFC 906.3 7. Floors shall not slope in excess of 1 unit vertical in 50 units horizontal (2- percent slope). Floor drains shall comply with Section 1109.4.5 and be without abrupt changes of level. Exception: Floor drains may be located within a clear floor space at a fixture provided the openings in the drain aver shall not exceed 1/2 inch (12.7 mm) in any direction and the drain cover shall be no more than 1 18 inch below the level of the surrounding finished floor surface. 1109.10.1 OSSC 8. Safety glazing including but not limited to: the following locations: Each unit of glazing shall be permanently identified by the manufacturer. Sec. 2406. Some of these locations are as follows: a. Glazing in ingress and means of egress doors. b. Glazing in an individual fixed or operable panel adjacent to a door where the nearest vertical edge is within a 24" arc of the door in a closed position and whose bottom edge is less than 60" above the floor or walking surface except when there is an intervening wall or other permanent barrier between the door and the glazing. 9. Deferred submittals such as Truss Joist Shop Drawings, suspended ceiling system etc, will be charged a deferred submittal fee based on the valuation of the portion of the work being deferred. The minimum fee shall be $200.00. This fee is in addition to the project plan review fee based on the total project value. OAR 918-050-0150 Deferred Items: None listed NOT PART OF THIS REVIEW: Fire Sprinklers, Fire Alarm, Mechanical System, Plumbing, Electrical American with Disabilities Act (ADA): It shall be the responsibility of the Architect, Engineer, Designer, Contractor, Owner and Lessee to research the applicability of the ADA requirements for the structure. The City of Tigard reviews the plans and inspects the structure only for compliance with Chapter 11 of the OSSC, which may not include all of the requirements of the ADA. Approved Plans: 1 set of approved plans, bearing the City of Tigard approval stamp, shall be maintained on the jobsite. The plans shall be available to the Building Division inspectors throughout all phases of construction. 106.3.1 OSSC Certificate of Occupancy: No building or structure shall be used or occupied until the Building Official has issued a certificate of occupancy 110.1 OSSC Premises Identification: Approved numbers or addresses shall be provided for all new buildings in such a position as to be plainly visible and legible from the street or road fronting the property. When submitting revised drawings or additional information, please attach a copy of the enclosed City of Tigard, Letter of Transmittal.
