Request for Modification
The following is an analysis of the existing building and the proposed corrections. We believe the
corrections remove most of the serious deficiencies, greatly enhance the safety of the building,
and are appropriate to the scale of the project.
Existing Building
Built in +/_ 1979. The building is an existing tilt slab building with 12 inch concrete interior
columns, and wood roof system comprised of Glu -tam beams running north -south with wood
parallel cord trusses on 24 inch centers running east -west. With exception to the roof system the
building is non - combustible and is close to qualifying for Type 3N construction.
The building has been used primarily for warehouse. There is an existing office tenant in the
north section of the building. In the south section of the building there is 2,500 s.f. of existing
office and 2,500 s.f. of existing mezzanine.
There is an existing 2 hour area separation at grid line "G" with two fire- shuttered openings. The
shutters have fusible links. The wall stops at the roof bottom of the plywood decking.
The building was constructed on two lots that were not consolidated. The common property line
roughly bisects the building. An application has been prepared by Dean Blair of David Evans and
Associates, signed by the owner and submitted to Washington County for the consolidation of the
two lots. The process is expected to require two to three days to complete.
The area to the West of the building is insufficient to be considered to be a yard by itself.
PacTrust, the owner of this property and the property to the west, has agreed to allow a deed
restriction for each parcel restricting the use of this yard. This restriction allows the area increase

described in UBC section 506(c) for both buildings. This improves the baseline significantly.
Without this sideyard the maximum area is 36,000 s.f.

Fire Sprinkler
Existing sprinkler system is a dry system which was designed for high pile storage. The new
sprinkler design will be office -light hazard and manufacturing - ordinary hazard. Bulk materials
and finished product will be stacked three units high (approximate height of 12 feet) without a
racking systems. See Factory Mutual Engineering review of the building. There are five fire
hydrants located around the building. The site plan has been revised to reflect this information.

• Add smoke detectors, strobe and horns to the office area per UFC Article 14 -2.
• Add heat and rate of rise detectors to the manufacturing area per UFC Article 14 -2.
