The parcel was approved by CUP2007 -00005 as a conditional use, expanding a cemetery in a residential zone. The accessory building is accessory to the conditional use as a tool and grounds maintenance building. The main building on the cemetery site is on the parent parcel to the east. The overall site exceeds 2.5 acres, allowing up to 1,000 sq. ft. for an accessory building in the R -4.5 zone. The parcel was approved by land use decision CUP2007 -00005 as an expansion of the cemetery. Proposal Description: The proposal is to construct a 612 sq. ft. accessory structure for storage of tools and grounds maintenance equipment for St. Anthony Cemetery. SECTION IV. APPLICABLE REVIEW CRITERIA AND FINDINGS COMPLIANCE WITH COMMUNITY DEVELOPMENT CODE SECTIONS: MINOR MODIFICATION OF APPROVED OR EXISTING CONDITINAL USE: Section 18.330.020.B contains the following criteria for approval of a request for Minor Modification: Section 18.330.020.B.2 states that the Director shall determine that a major modification will result if one or more of the changes listed below have been proposed; a. A change in land use; There is no change in land use. Therefore, this criterion does not apply. b. A 10% increase in dwelling unit density; There are no dwelling units on the property. Therefore, this criterion does not apply. C. A change in the type and /or location of access ways and parking areas where off -site traffic would be affected; The proposal does not require additional on -site parking or changes in the type or location of access ways. Therefore this criterion does not apply. d. An increase in the floor area proposed for non - residential use by more than 10% where previously specified; There are no proposed changes in the floor area of the primary structure. The proposal is for an accessory structure less than 1,000 sq. ft. Therefore, this criterion is satisfied. e. A reduction of more than 10% of the area reserved for common open space and /or usable open space; There are no reductions of common open space or usable open space. Therefore, this criterion does not apply. f. A reduction of specified setback requirements by more than 20 %; There are no setback reductions. Therefore, this criterion does not apply. EXHIBIT A — Page 1 of 1 St. Anthony Cemetery Proposed Auxiliary Building St. Anthony Cemetery is seeking to build an auxiliary structure to house our grounds- keeping and interment related equipment and activity. Continued growth requires additional tools equipment and supplies which is beginning to crowd too close to the office. The building is basic pole -barn construction on a 4 inch slab concrete floor supported by a perimeter foundation of 12" W X 8" H with re -bar. The floor and wall will be a uni -pour operation. Foundation J -Bolts will be placed on each wall within 12" of each corner and door way side with no more than 8 foot spacing between corners and/or door edges. We understand that minimum set -back for this type of building is 5 feet. We have chosen a 6.5 foot set -back to allow additional room to maintain the arborvitae hedge in the rear. We are striving to improve the atmosphere in the cemetery office area and make it more client friendly. We serve clients at the worst times of their lives and excessive noise around the office can add to their grief. Moving the grounds keeping operation to the new building will greatly reduce that intrusion. When our Cemetery Board was established more than 25 years ago, we set as an objective the goal of cleaning up the cemetery and making it an asset to both St. Anthony Church and the neighborhood. Every improvement has been a step toward achieving that goal. This addition will be another step along that path
