Response to Site Plan Review Comments
Dear Jim,
The following are our responses to Site Plan Review comments from Julia Hajduk dated 12/3/98.
Conditions noted refer to City of Tigard Planning Commission Final Order no: 98 -11 PC, Conditions of
approval which affect our scope of work:
Condition 2 Submit a revised detailed landscape plan that shows the size and species of proposed
landscaping that meets the L -1 and L -2 landscaping requirements.
Response See Sheets L1.01- L1.02. The landscape plan delineates sizes and species of all
proposed landscaping.
Condition 3 Submit a final design concept for the entry portal feature for Planning Staff approval.
Response See Sheet L3.02. From my conversation with Julia Hajduk 1 understand planning staff
has yet to meet to discuss our proposed design for the entry portal. We will
incorporate their comments when we receive them. For now, structural reinforcement
has been added to the current design.
Condition 6 Submit a revised landscape plan showing 3 'h" caliper trees along 72 Street landscaped
setback and 2 'A" caliper trees within the parking lot landscape areas. The landscape
plan must clearly show the differences in proposed trees and sizes (currently the same
symbol is used for all 3 sizes proposed). Submit confirmation from the landscape
architect that the planting proposed along 72 °d will meet the 3 foot high and 90% opacity
standard within 2 years.
Response See Sheets L1.01- L1.02. 3 %" trees are shown along 72n and 2 %Y" caliper trees are
shown in the parking lot. The landscape plan delineates trees by size and species.
Plantings and landscape walls along 72n are of a species, size and density which can
be expected to provide 90% opacity to 3' above finished grade within 2 years.
Condition 8 Submit a revised landscape pan that shows:
A. 1 tree for every 7 parking spaces (1 tree can not be used to meet the standard for
more than 7 species); and

B. Submit a detailed plan that shows the vision clearance triangles, trees at the
required spacing and the species of the trees so Staff can determine that the street tree
standard is met.
Response A. Calculations indicating compliance with the required tree to parking space
ratio is included on Sheet L1.01. Julia Hajduk will be requestiong additional trees be
added to the lot. She has not supplied me with this information yet.
B. See Sheets L1.01 and L1.02 Vision clearance triangles are indicated on the
plan. Street tree spacing and species is indicated on the plan.
Condition 10 Submit a revised plan that shows the location of the bicycle rack
Response Bicycle racks are indicated on Sheet L3.03, Detail A.
Condition 11 Submit a revised landscape plan that shows the size of proposed trees and the location
(so Staff can determine if the trees are required, or extra) and review the mitigation
number to include only trees 12 inches and over of non dead or dying.
Response The submitted plan indicated size and location of all proposed trees. Detailed tree
replacement calculations are included on Sheet L1.01. Calculations have been revised
to include only healthy trees 12 inches and over.
Condition 16 Submit a plan that shows future Building A: will be landscaped until a detailed plan
review is approved.
Response Sheet L1.01 indicates landscaping at the future Building A site.
Condition 17 Submit a revised plan that shows the pedestrian pathway will be lighted. Record a
public access easement to insure 24 -hour access can be provided.
Response Refer to Electrical Site Plan Sheet E -1 for site lighting.
