Dear Jim:
We have reviewed and revised the on -site civil plans per City of Tigard comments dated
December 4, 1999 from Jim Funk. The items that we addressed per Jim Funk's letter are as
follows:
SITEWORK I)
'1(\Q v. Michael Robinson has talked to Jim Funk about providing a recorded document describing
the site as one parcel. Per their conversation, this item is no longer applicable.
v2. The total impervious area minus the existing impervious area is 289,238 square feet (6.64
acres). This includes roofs, sidewalks, and parking lots. Additional storm drainage
calculations were provided to Brian Rager, City of Tigard, for his review.
t /3. From our calculations, the amount of excavation for the site is 39,976 cubic yards and
embankment is 130,623 cubic yards. This information is provided on sheet C5/9.
a. Water Quality Facility observation notes have been added to sheet C1 /9.
1 ,-6. We have contacted and coordinated with Stewart Davis, Tualatin Valley Water District.
We are currently in the process of determining the meter fees and system development
charges. ofX + ►,
N °. The on -site storm drainage piping calculations have been prepared and are enclosed for
review. Bob • s, City of Tigard, stated that we do not need to submit two additional
stamped plans for storm drainage piping review. The three sets of plans to be submitted
for review shall be sufficient.
V‘. On -site storm drainage calculations have already been provided to Brian R er, City of
Tigard, for his review. Storm Drainage Manhole A has been changed to a 2" diamete
flow control manhole. The detail is provided on sheet C9/9. Calculation
control are included in the storm drainage calculations provided to Brian Rager. The
outfall piping has been sized and the calculations are enclosed for review.
"/7c. Retaining wall drainage has been addressed. The information is located on sheet C5-
C6/9. A 4" diameter perforated pipe behind retaining walls was recommended by the
geotechnical engineer and is stated in the geotechnical report.
,X3. Roof drain lines connecting to the storm drainage main are not over 100 feet in length,
thus do not require a cleanout. The main storm drainage piping system uses manholes
not more than 400 feet in length. The storm drainage pipe network can be easily
accessed through the manholes for maintenance. , Per the United Sewerage Agency Design
IX Standards, the maximum distance between storm drainage manholes is 500 feet.
Lynch - type catch basins have been detailed on sheet C8/9.

I'10. The installation of the domestic water from the meter and the backflow prevention
device to be installed, inspected, and tested in accordance with NFPA 13 has been noted
on sheet C1/9.

. Fire flow testing for the proposed fire loop shall be tested using the fire flow test
form provided by the City of Tigard.
v1 b. The Fire Flow Work Sheet has been completed and is enclosed for review.
