Dear Mr. Funk:
We have reviewed the submitted site plan review comments and have revised the site plan
and civil drawings accordingly. Following is our response to each comment and action
taken:
Site Work
2. The site is not proposed to be divided. The McDonald's site is a leased site. The
. property lines shown are lease lines. The entire property is shown on the survey.
3. The house shown on the site plan and civil drawings was removed after the survey
was completed. We have removed the house and garage from the drawings. We do
not know who removed the structures.
4. The total square footage of the site is as follows:
Total Area Disturbed: 66,407 s.f.
Total Area Leased: 39,885 s.f.

Within lease area: 32,010 O.

Landscaped Area:
• Within lease area: 7,875 s.f.

5. The total cubic yards of material excavated, filled or relocated are as follows:
Excavated and removed from site: 3,000 c.y.
Excavated and relocated on site: 3,600 c.y.
Imported fill material: 4,400 c.y.
The totals shown have been provided from the contractor.

7. Clean outs have been included on the drawings at 100' intervals.
The existing waterline, which is shown to the north of our building is being relocated.
The engineered drawings have been submitted, reviewed, and approved by Tualatin
Valley Water District.
Number 8 of the Notice of decision required additional right of way be granted to
the City to provide for a 40 R.O.W. from centerline to property line. This additional
R.O.W. has been shown on the drawings and the building set accordingly.
9. No retaining walls are shown or proposed for this project.

The detention pond is drained through an area drain at the bottom of the pond as
shown on the civil drawings. See Storm Water Detention and Water Quality Detail
Au , on Sheet 3.
Fire and Safety
2. We have submitted the drawings to Tualatin Valley Fire and Rescue (TVFR)
review. Mr. Gene Burchill, from TVFR is reviewing the drawings for placement of
a fire hydrant, if required by TVFR. Once we receive Mr. Burchill's comments we
will revise the drawings accordingly. We anticipate receiving his comments the week
