01 OFC 508 The submitted hydrant work sheet shows four hydrants required, the site
plan shows only three hydrants. Where is the fourth hydrant located?
The existing fire hydrant located across the street and has been approved as
the required fourth fire hydrant, see attached e-mail from John Dalby. dated
11.09.06 for approval of hydrant design and location.
02 Sheet C13 shows fire hydrant/ Sprinkler Vault / FDC located on private
property check with TWD for location requirements on private property and
provide copy of easement.
An easement is to be a deferred submittal.

03 OFC 905 Provide approval from Fire Marshalls office on fire hydrant design and
location. Please contact John Dalby, Deputy Fire Marshal for these

05 NFPA 24 Underground Fire Fighting Water Supply: Provide thrust blocking details
Section 4.1.3 including cut sheets and installation instructions for any mechanical joint
13:8 -1.1.1 c onnections. Provide supply pipe burial depth, piping ( 1 PP Y P�P P P�P� 9 sizes and materials,
valve equipment cut sheets, vault details, equipment in vaults, details for
hydrants and Fire Department Connection (FDC) location that are necessary
for the installation of the fire service. All valves shall be listed for use in a fire
service application.
Working plans shall be drawn to an indicated scale on sheets of uniform
size, with a plan of each floor, and shall include the following items that
pertain to the design of the system:
(1) The size and location of all water supplies
(2) The size and location of standpipe risers, hose outlets, hand hose,
monitor nozzles, and related equipment
(3) The following items that pertain to private fire service mains:
a. Size
b. Length
c. Location
d. Weight
e. Material
f. Point of connection to city main
g. Sizes, types, and locations of valves, valve indicators,
regulators, meters, and valve pits
h. Depth at which the top of the pipe is laid below grade
(4) The following items that pertain to hydrants:
a. Size and location, including size and number of outlets and
whether outlets are to be equipped with independent gate valves.
b. Whether hose houses and equipment are to be provided, and
by whom
c. Static and residual hydrants used in flow
(5) Size, location, and piping arrangement of fire department connections
Plan view and detail information for the above referenced information is
found on sheets C10, C11, C13 and C18 of the site civil construction plans.
06 1103.1 Clarify the accessible route to the public way as required by section 1103.1
OSSC OSSC.
The accessible route to the public way is from the access at Dartmouth
Street. The building is served by an elevator providing full accessibility
access to all floors. See attached e-mail from Brian Blaylock for approval.

07 Section 1103 The accessible parking shown on sheet CO3 appears not to provide an
& 1104. accessible route from the access aisle to the proposed side walk to
(OSSC 106) structure. Provide site accessibility information as required per section 1103
& 1104. (OSSC 106)
Site accessibility is provided per OSSC Sections 1103 and 1104 as indicated
on sheets CO3 - Site Plan and C04 - Grading Plan. An at grade path of
travel is provided from all accessible parking stalls to the 2"`' floor lobby
building entrance and the number of stalls meet the requirements of 1104
Parking Facilities as indicated with 5 accessible stalls. one of which is van
accessible.
08 1103.2.4.3 Accessible walkways and routes shall not exceed a running slope of 1 unit
OSSC vertical in 20 units horizontal (5% slope). Cross slopes shall not exceed 1
unit vertical in 50 units horizontal (2% slope).
Accessible routes do not exceed 5% running slope and 2% cross slope as
indicated in sheet C04 — Grading Plan.
09 Accessible parking signs are required to be 84 inches to the bottom of the
sign. Provide sign detail.

mounting heights as indicated.

I got your voice mail earlier. Thanks for calling back. Below is the email I sent you back the first week of
September. I understand your concern about the driveway grades coming off of 70'" Ave. Since my meeting with
you, I updated the driveway grades in the driveway. The driveway and sidewalk at the entrance is sloped down
and away from centerline at the same grade as the cross slope of the road (2.0 %). At back of walk, the driveway
drops down on a vertical to a maximum of 15% and then flattens to 8 %.

Brian - I am the planner who wrote the application for the Dartmouth Square application,
and I was talking with Scott Emmens today about the Conditions of Approval for that
project, particularly #1 which concerned the project having an accessible route to both SW
Dartmouth Street and SW 70th Avenue.
It is my understanding, from discussions with Scott, that your concerns were based on your
review of a set of plans that apparently showed stairs at the Dartmouth Street entrance
and no elevator connecting all three floors.
It is
further my understanding that if plans are submitted that do not have stairs at the
Dartmouth Street entrance and that clearly show the presence of an elevator providing
access to all three floors, that your concerns regarding accessibility would he adequately
addressed.
Could you please advise me as to the whether my understanding of the situation is correct
and whether it would be helpful to sit down with you and a set of current plans to verify
the adequacy of the access that we are proposing for the building? I know it would be
helpful to us to have a high degree of confidence that our plans address your concerns
before developing them further.
