Correspondence (2) f c 21 03 0 July 21, 2003 Mark Stolle Joseph Hughes Construction 7035 SW Hampton Street Tigard, OR 97223 RE: ENYEART OFFICE BUILDING Project Information Site Permit: SIT2003 -00019 Construction Type: VN Tenant Name: Speculative Occupancy Type: B Address: 12665 SW 69 Occupant Load: NA Area: 6,357 Sq Ft Stories: 2 The plan review was performed under the State of Oregon Structural Specialty Code (OSSC) 1998 edition; and the Tualatin Valley Fire & Rescue Ordinance 99 -01 (TVFR99 -01) 1999 edition. The following information is required prior to the issuance of a Site Permit: EXCAVATION 1. Complete the enclosed permit application clarifying the Excavation, Grading and Fill volumes. 2. Complete the enclosed permit application clarifying the new impervious area. Impervious is defined as building roof areas, sidewalks and paving. The number should be what is new impervious as related to what was existing. RETAINING WALLS 3. A retaining wall is shown at the North, West & South side of the project. The wall is noted as being modular concrete block and 4 feet tall. The wall itself does not require a permit; however, the manufacturer may require drainage for the retaining walls. Indicate piping slope, size, material and backwater valves including the connection to an approved point of discharge. FIRE REVIEW 4. Complete the enclosed "TVF &R FIRE FLOW and HYDRANT WORKSHEET ". The allowable area permitted and the number of hydrants required will be based on the worksheet. ACCESSIBILITY 5. The accessible parking shown on sheet 3 of 9 does not provide an accessible route from the access aisle to the proposed structure. Indicate the method of identifying the accessible route on the plans.1103.1 OSSC 6. The accessible ramp indicated on sheet 3 of 9 at the East end of the site scales at 4 feet in width. The ramp has a change in direction that has the same width as the ramp. Revise the drawings to indicate the code required change of direction landing of 5 feet x 5 feet. Section 1109.7.5 OSSC 7. The curb ramp detail on sheet 8 of 9 does not indicate a level landing at the top that is 5 feet in the direction of travel as required by section 1109.7.5 OSSC. Revise the detail. 8. Accessible parking sign shall be provided at the accessible parking space. The sign is required to be 84 inches to the bottom of the sign. Provide a detail. FYI Accessible walkways and routes shall not exceed a running slope of 1 unit vertical in 20 units horizontal (5% slope). Cross slopes shall not exceed 1 unit vertical in 50 units horizontal (2% slope). 1103.2.4.3 OSSC Please provide an item by item response. When submitting revised drawings or additional information, please attach a copy of the enclosed City of Tigard, Letter of Transmittal.
