The plan review was performed under the State of Oregon Structural Specialty Code (OSSC)
1998 edition; and the Tualatin Valley Fire & Rescue Ordinance 99 -01 (TVFR99 -01) 1999
edition. The submitted plans are approved subject to the following conditions.
1. Foundation drain for the retaining wall around the basement level Mechanical Room
is required to be inspected prior to backfill and shall discharge to an approved
location.
2. See attached copies of section 1107.2 OSSC for construction of the AREA OF
RESCUE ASSISTANCE located in the second floor "Mail Room ".

Special Inspection: Special inspection is required for Site Welding, Epoxy Anchors and
Engineered Fill. The special inspection agency of record, shall furnish inspection reports to
the Engineer of Record, CSA Consulting Engineers, the General Contractor, Joseph
Hughes Construction and the City of Tigard, Building Division, attention Hap Watkins.
All discrepancies shall be brought to the immediate attention of the general contractor for
correction. The special inspector shall submit a final signed report stating whether the work
requiring special inspection was, to the best of the inspector's knowledge, in conformance
with the approved plans and specifications and the applicable workmanship provisions of the

American with Disabilities Act (ADA): It shall be the responsibility of the Architect,
Engineer, Designer, Contractor, Owner and Lessee to research the applicability of the ADA
requirements for the structure. The City of Tigard reviews the plans and inspects the structure
only for compliance with Chapter 11 of the OSSC which may not include all of the
requirements of the ADA.
Live Loads Posted: The live loads for which each floor has been designed shall be
conspicuously posted by the owner in that part of each story in which they apply, using
durable metal signs, and it shall be unlawful to remove or deface such notices. The occupant
of the building shall be responsible for keeping the actual load below the allowable limits.

be maintained on the jobsite. The plans shall be available to the Building Division inspectors

edition. The following information is required prior to issuance of a Building Permit.
FIRE & LIFE - SAFETY
1. Submit energy code, lighting budget forms.
2. Submit copies of UL, GA or OSSC rated wall construction descriptions.
3. Guardrail height shall be revised to indicate 42 inch height. OSSC 509.2
4. Stair #1 shall be constructed as a rated corridor as detailed in section 1004.3.4. Please
revise any details to clearly indicate the rated construction.
5. The double door between the Front Entrance Lobby and the Office space is required
to be rated to complete the enclosure of Stair # 1.
6. The door to the "Mail Room" and the second floor exit door into Stair # 1 have been
labeled with a "1". Please revise them to reference rated doors as required.
7. The "G" wall is voided on sheet A101 yet referenced on sheet A106. Please revise the
reference or remove the void.
