The plan review was performed under the State of Oregon Residential Specialty Code
(OSSC) 2008 edition; 2007 Oregon Fire Code. Please respond to conditions below.
1) ORSC 317.2.2 requires that there be no plumb pipe in the Modified 2Hr
Firewall separating dwelling units. Please show compliance for plumbing
fixtures backed to firewall.
2) Washer boxes may not be installed in the Modified 2Hr Firewall. The
maximum membrane penetration is 16 Sq In.
3) Show roof vent locations not in 4 Ft layback locations.
4) Please provide maintenance agreements as required by ORSC 317.2.1.1
prior to permit issuance.
When responding, provide an itemized letter stating in what way each numbered
issue has been addressed in the revision.
When submitting revised drawings or additional information, please attach a copy of the
enclosed City of Tigard, Letter of Transmittal. The letter of transmittal assists the City
of Tigard in tracking and processing the documents.

I am not aware that there were any separately recorded maintenance agreements for Summer Creek. The maintenance
obligations are addressed in the CC &Rs. I think the CC &Rs contain most of the information required under the Oregon
Residential Specialty Code although they were not signed by the "city building official" prior to recording. However, it is
likely that the city reviewed the CC &Rs prior to signing off on the plat. Section 12.2 of the CC &Rs requires the approval of
the zoning administrator of building official of the City of Tigard before any of the maintenance provisions for the shared
building elements can be amended. I think the maintenance provisions in the CC &Rs were intended to serve as the
"maintenance agreement" required by the Oregon Residential Specialty Code.

Most of the information is included in these documents but there are a few missing items. The maintenance agreements
are supposed to be reviewed and approved by the Building Official prior to recording. Please see the requirements
under section R317.2.1 of the Oregon Residential Specialty Code and prepare a document with all of the required
information listed so that I can review it prior to recording.

.1 have a couple minor plan review items to take care of but there are a couple items I am not familiar with or know
where to locate, my items I've commented in blue.

ARCHITECTURAL COMMENTS:
The following corrections have been made in accordance with the Plan check letter and
the sub ittal set of red - marked comments supplied to us. All revisions have been marked
with a/ symbol and have been clouded.
Item 1: To be addressed by others.
Item 2: The Floor Plan has been revised to show that the washer box on Unit C has
been moved to the side wall and out of the 2HR firewall. See Sheet C1 -2.1.
Item 3: The Roof Plans for all buildings have been revised to show the location of
the roof vents to ensure that they are not located in the 4 FT layback
locations. See Sheets 11.30 and 15.30.
