MEMORANDUM Date: October 31, 2007 To: Dan Nelson City of Tigard Building Department For: IBC Code Analysis Tigard Triangle Building Portland, OR 97223 To facilitate future tenant improvement construction work, we have decided to do a code analysis for the four story office building in this park. This code analysis is to demonstrate how this building, which was built under the UBC as a type II -1 Hr., will figure as an IBC type II -B. Chapter 3 — Use and Occupancy Classification; the building will be figured as a B occupancy, with subsidiary A -3 and S -2 uses. The A -3 by size and occupancy fits into the B group. Chapter 4 — Special Detailed Requirements based on Use and Occupancy Classification —N /A Chapter 5 — General Building Heights and Areas; per table 503 basic area for Type II -B, B occupancy is 23,000 SF per floor, and four stores tall. Existing building is four -story with a lower level floor plate of 19,929 SF and 22,937 SF for the levels two and three, and 22,088 SF on the upper level — totaling approximately 87,890 SF. 22,937 SF in four stories is less than or equal to 23,000 SF in four stories; allowing non - separated uses as is (no yard separations need to be figured). Chapter 6 —Types of Construction; Type II -B. Chapter 7 — Fire - resistance Rated Construction; N/A due to type and proximity to other buildings other than shaft (stair towers), which can be 1 -Hr. (in lieu of 2 -Hr.) due to being fully sprinklered. Chapter 8 — Interior Finishes — N/A Chapter 9 — Fire Protection Systems; fully sprinklered up and down. Building has three stories above the ground floor with an occupant load of roughly 690 (23,000/100 "3). Fire Alarm is required per 907.2.2. Existing fire alarm system in subject space is being supplemented / upgraded to meet current IBC requirements. Chapter 10 — Means of Egress, all spaces of a size and occupancy are served by minimum of two distinct exit pathways emptying into the corridor system. Building exit system is served by two required exit stair towers + non - required central stair which opens between 1 and 2 and 2 and 3 when hold -opens close (triggered off of sprinkler system) —this also encloses elevator lobby. Corridor system in occupancy groups A, B, F and S where present need not be rated due to fire sprinkler system. Chapter 11 — Accessibility; building complies as constructed. Chapter 12 — 28; N/A Chapter 29 — Minimum Plumbing Fixtures; 88,0001200 = 440 occupants / 2 = 220 occupants each sex = 7 T + 4 L required each sex.. 16 T + 8 L (women), 8 T + 8 U + 8 L (men) provided.
