RE: Pacific Dental Institute 12750 SW 68 th Parkway
The City of Tigard Building Division has reviewed the submitted building plans for the above
referenced address in accordance with the Oregon Structural Specialty Code (OSSC), 1998
edition and the 1999 Uniform Fire Code as amended by TVFR.
Plans have been submitted for the Tenant Improvement of a structure at the above noted address,
for the use as a dental school/office. The following items need to be addressed prior to issuing of
a permit.
1) Due to size of this project it requires an Architect or Engineer of record. Current plans
have a portion of the structure designed by an Engineer but not the entire project.
2) Plans show a medical gas room with one hour construction, Sheet 1 -3 specifies argon
gas, oxygen and nitrogen these gasses appear to be for the lab use and not medical gas
please clarify the intended uses with piping diagrams, if nitrous oxide is to be stored
in the same room show how its to be separated and is there oxygen for human
consumption?
3) Sheet 1 -2/5 shows vents in a one hour rated door. Vents must be in the exterior wall
not door.
4) Provide exterior gas storage signage in accordance with fire code.
5) Burkhart plans do not match plans submitted by SJ Barrett. Please clarify which ones
are correct.
6) Need plumbing piping plans.
7) Need mechanical plans showing all mechanical systems including piping systems
vacuum lines and supply lines that are not for potable water.
8) Plans show a teaching room: OSSC section 304.2.2.1 Laboratories and vocational
shops used for education purposes shall be separated by one -hour occupancy
separation with rated openings and doors. Plans show a non -rated pocket door and
non -rated exit doors.
9) Plans show a vacuum and compressor in a small closet with no special air intake,
venting or cooling of the equipment please submit cut sheets on the proposed
equipment.
10) Plaster room, plans mention a hood and vent system please provide additional
information.

11) Plaster room, plans show a steamer, does this equipment come with or require a hood
system?
12) Plans show porcelain furnaces provide cut sheets so we can see if any additional wall
protection is required.
13) Lab rooms in excess of 200 square feet shall have two exits, one exit may exit to a
hallway the other shall exit to the exterior or enter a one -hour corridor. Exit doors
shall not reduce the exit width by more than half of the required width. All doors shall
be 20 min rated. Create a corridor between the teaching room and staff lounge.
Due to the code items identified in this letter revised plans shall be submitted.
