RE: Roof Replacement For George Fox University, Portland Campus.
Dear John,
We are pleased to have the opportunity to provide the following roofing and sheet
metal proposal.

General Roof Specifications
1. Furnish all required certificates of insurance prior to job commencement.
2. Comply with all OSHA required safety standards and procedures throughout the
project.
3. Establish a fall protection plan for this project. In addition to establishing a safe work
site we will maintain protection of your building and grounds, provide MSDS
information, and have a pre -job conference with your people to review any special
site conditions, which may need to be coordinated.
4. Maintain a clean, watertight and orderly job site and upon completion remove all
roofing debris.
5. Provide a 5 -year workmanship warranty from Columbia Construction Services, Inc.
and the manufacturer's 10 -near material warranty.
Roofing and Sheet Metal Specifications
1. Remove and set aside the existing stone ballast as required to replace the existing
roofing system.
2. Tear off the existing EPDM (rubber) roofing, base flashings, counter flashings and
sheet metal wall cap and dispose of offsite. Note: Any damaged or water soaked
insulation found will be replaced at $ 59.00 a hr. plus materials and 15 % overhead
and profit, billed in addition to the sum of this contract.
3. Furnish and install new 1 1/2" Polyisocyanurate insulation over the existing adding an
additional R -10 value.
4. Furnish and install a new roof system consisting of a 60 mil. reinforced TPO white
membrane with all heat welded seams. This will provide achieve a U.L. class "A" fire
rating, have a reinforced membrane to avoid shrinkage and fully heat welded
seams for a long term roofing solution.

5. Furnish and install new walk way made of concrete pavers replacing existing rubber
pads. The existing EPDM membrane will be used as a separator sheet between the
new roofing membrane and the new pavers.
6. Reinstall the existing stone ballast evenly back over the new roofing membrane.
7. Furnish and install new base flashings at all walls all curbs.
8. Furnish and install new TOP pipe boot flashings on all pipe penetrations.
9. Furnish and install six (6) new bronze acrylic pyramids over clear pyramid with
Aluminum mill frame skylights.
10. Fabricate and install new 26 ga. pre - painted standing seam sheet metal cap
flashing around the entire perimeter of the building and counter flashing on all
curbs as needed.
11. Walk roof with owner's representative and provide all warranties as outlined above.
Total Lump Sum For Work Outlined Above: $89,500.00.
