The City of Tigard Building Division has reviewed the submitted building plans for the above
referenced address in accordance with the Oregon Structural Specialty Code (OSSC), 1998
edition and the 1999 Uniform Fire Code as amended by TVFR.
1) North wall line is on the property line, no openings are allowed. Plans show a one hour
window please remove the window and resubmit corrected plans.
2) Due to location on the property show how you plan to penetrate your rated walls or
ceiling with bath fans or plumbing vents.
3) Due to location of the East property line adjacent to the stair tower shall be one -hour
rated.
4) Minimum roof classification is type B plans only state architectural shingles.
5) Please note second floor office room 202 has windows that appear to be with in 10 of the
property line and would require fire rating please clarify.
6) Revised plans show 10 foot lay back in lieu of parapet construction provide rated access
openings to all enclosed areas with headroom greater than 30 ".
7) Provide enlarged details of the one -hour ceiling system with the furring strips as
described in the listing.
8) Plans show a one -hour shaft detail. Where is the shaft located in the structure?
9) Provide an exterior rated one -hour wall assembly showing brick or cedar cladding as
proposed.
Due to the major code items identified in this letter the entire structure must be redrawn and
submitted for review per Section 106.4.3 Oregon Structural Specialty Code.

The following is a response letter to the Daryl Jones plan review letter
dated 11/13/2002.
#1 All the windows along the north property line have been removed.
Please see revised page A2.1.
#2 Please see section "C" on sheet A3.1 for detail showing the locations
of the bathroom fans and roof fans on the north side of the building.
Please note that there are no penetrations within 10' of the property
line.
#3 The plans (sheets A2.1 and A2.2) have been revised portions of the
stair tower that are within 10' of property line are now rated. Please
also see sections "E" and "F" on A3.1. for the extent of the rating.
#4 The roof has been classified as a type "B ", please see revised sheet
A3.2.

#5 The Handbook to the 1997 UBC states that openings are permitted
when perpendicular to the property line regardless of the distance
from the property line, please see Figure 503 -2. Section 503.2.1 of
UBC 1997 volume 1 states that openings do not have to be rated
when located in walls that are at right angles to property line.
Attached with the letter are the code sections for your review.
