Background A request for a minor land partition (MLP 9 -86) to divide this 140,263 square foot parcel into 3 parcels of 47,842, 46,210, and 46,210 square feet each was approved subject to certain conditions. To date, only the eastern -most lot has been partitioned. It is on this tax lot 2201 that the home occupation is proposed. 2. Vicinity Information Properties . to the north are zoned R -4.5 (Single Family Residential, 4.5 units /acre) and I -L (Light Industrial). Properties to the east and south are also zoned I -L. Properties to the west are zoned CBD (Central Business District). 3. Site Information and Proposal Description There is presently a 1,904 square foot . residence with an approximately 460 square foot attached garage. Two other barn -like structures are located on the property but are not in use by the applicant who rents form the property owners. The applicant intends to store tools in the attached garage and use 10 square feet of the residence to answer phones. The remainder of the home will be occupied by the applicant and family as a residence. The applicant proposes to conduct minor vehicle repairs at locations specified by customers. 4. Agency and NPO Comments NPO #5 will be notified of the Director's decision and will be given the right to appeal. B.
