Dear Mr. Lampella:
Pursuant to Section 104.8 of the OSSC, we request approval of the design methods
described in the attached drawings and below as alternative to and equivalent to the
following:
1. Section 1004.2.4, and 1005.2.1, requires the exit accesses to be separated by 1
the length of the overall diagonal of the area being served.
The overall diagonal distance of the building is 114'. The present separation between
exit enclosure accesses is 32.5' on all floors.
We request the distance of separation of exits be as permitted by the IBC, Section
1004.2.2.1 Exception 2, which allows 1/3 the diagonal distance between exits, in lieu of
the UBC standard. The distance of 1/3 the building diagonal is to be achieved by
constructing an Exit Passageway at the north end of the Hall, on the Second and Third
Floors adjacent to the, tenant spaces. This permits direct access to the Stair Enclosure
through the passageway from two of the tenant spaces. Doors, located at the north end of
the existing Halls, will be pairs of doors held open with magnetic holders. They will
release by activation of smoke detectors located in the Halls or the Exit Passageways and
closed by automatic closers. The first floor exit access separation will be met by
constructing an exit passageway as described in item 2.
2. Section 1005.3.3.3 States that exit enclosures (stairs) shall exit directly to the
exterior or shall include and exit enclosure on the ground floor from the
enclosure to the exterior. Only one of the two stairs need exit through an exit
passageway since 50% of the occupants may exit through a ground level lobby.

The building is presently designed and constructed without an exit passageway from
the stairs to the exterior.
To correct this code deviation construction of an Exit Passageway is proposed at the
north half of the Gallery on the first floor. Doors, located approximately at the center of
the building, into this passageway will be listed with a 60- minute fire and S rating.
3. Section 1005.3.4.4 requires openings into exit passageways be limited to those
necessary for egress from normally occupied spaces and for egress from the
passageway.
The restrooms on the first floor enter onto the proposed Exit Passageway.
As an alternative to the requirement of 1005.3.4.4, these rooms will be protected by two-
hour fire rated wall construction of 2x4 wood studs at 16" O.C. covered with two layers
of type X gypsum board (GA File No. WP 4136) and a floor ceiling assembly of T & G
sheathing over TJI joists and 5/8" gypsum board ceiling supported by resilient channels
(NER -200 ASSEMBLY E -7 and the doors will be 90- minute fire and S rated. (See
attached NER Assembly Data Sheet).
4. Section 1004.3.3.5 does not require Elevator openings into Hallways to be
provided with Elevator Lobbies.
No smoke protection is proposed for the elevators, since it opens onto a Hallway at
each floor. The circulation spaces between tenant spaces are halls, since the occupant
load is less than 100, and a Corridor is not required.
As an additional protective measure, the building is to be protected by an automatic
sprinkler system, not otherwise required by code. This measure further adds to the
equivalency of the above proposed alternatives.
The building is Type V One -Hour, wood frame, steel structure with brick veneer.. The
one -hour construction is being used to construct three stories. The Occupancy Group is
B, Professional Office. The building area is 14,256 SF, which is far below the allowable
area for this building type and protection.
Smoke detection is proposed only for automatic door release and alarm annunciation only
as required by NFPA for fire sprinklers.

I write to follow the last portion of our conversation during today's site
visit.
At that time, I provided you a stamped detail from Ankrum Moisan
Associated Architects showing a detail which deleted the sheetrock from the
exterior of the building. The deletion of the sheetrock was based upon the fact
that the bricks would provide the necessary four inch thick 75% solid material
to provide the required one hour firewall. Because the bricks provide the
firewall, the sheetrock was not necessary.
You reviewed the documentation and materials on -site, and indicated
you wished to do some research back at the office, but would let both Mr.
Green, and I, know today as to whether the revised plan would be acceptable.
As we discussed on site, it is essential that we know whether the
sheetrock can be deleted today. As the building currently sits, enough sheetrock
is installed on the building to allow the crews to continue to work through the
end of today. Starting tomorrow, however, they will reach portions of the
building where sheetrock has not been installed. Accordingly, if the addendum
is not approved, additional materials and work will have to be performed, which
could be unnecessary. Therefore, it essential we know as soon as possible.
