Development Code.

Interpretation:
Section 18.114 of the Community Development Code requires that wall signs not
exceed a specific percentage or square footage of any building face on which
the sign is to be mounted. Wall face is defined in 18.114 as all windows and wall
area of a building in one or more parallel planes. For buildings with multiple
tenants (example commercial or industrial buildings), this has required applicants
to measure and calculate the square footage of all wall signs on a wall face
regardless of the individual tenant space. To ease both the administrative
burden as well as that of the applicant, hereafter, the wall face in a multi- tenant
case shall apply only to the window and wall area attributable to the specific
tenant. As long as each tenant does not exceed the required square footage or
percentage of wall area for their lineal and verticle portion of the building, the
entire wall face will not exceed the required percentage or square footage. An
exception would be in a case where a general sign attributable to an entire
complex uses wall space exists or where an existing wall sign overlaps a specific
tenant space. In these cases, calculations would have to include calculations for
the signs covering space attributable to the tenant.
