PUBLIC ACCESS EASEMENT

Tigard Tualatin School District 23-J hereinafter called the Grantors, grant
and convey unto the City of Tigard a perpetual easement over, across, and under the land and real property located at 14850 SW 132"d
Terrace, Tigard, OR 97224 (WCMT 2S109AC902100) and described in the attached Exhibits "A" and "B" for a public access easement
pedestrian way, which may be used by pedestrians and non-motorized mechanical means of transportation, such as bicycles and for no
other purposes. The Grantee shall have the right to place, construct, operate, replace, maintain, inspect, reconstruct, install necessary
improvements, and in connection therewith may remove any trees, shrubs, or brush necessary or convenient to accomplish said purposes.
THE TRUE CONSIDERATION for this conveyance is $ 0.00. However, the actual consideration consists of or includes other property
or value given or promised which is the whole consideration.
IT IS EXPRESSLY UNDERSTOOD that this easement does not convey any right, title, or interest except those expressly stated in this
easement, nor otherwise prevent Grantors from the full use and dominion thereover; provided, however, that such use shall not interfere
with the uses and purposes of the intent of the easement.
IN CONSIDERATION of the prernises, Grantee agrees that if said Grantee, its successors or assigns should cause said easement to be
vacated, the right of the Grantee in the above-described easement will be forfeited and shall immediately revert to the Grantors, their
successors, and assigns in the case of such event.
TO HAVE AND TO HOLD the above-described and granted premises unto said Grantee, its successors, and assigns forever.

PROPERTY DESCRIPTION
A strip of land situated in the Northeast Quarter of Section 9, Township 2 South, Range
1 West of the Willamette Meridian, in the City of Tigard, Washington County, Oregon,
being portions of those properties conveyed to Tigard-Tualatin School District 23J by
Document No. 2005-161425, Washington County Deed Records, and being more
particularly described as follows:
15-foot wide Public Access Easement
Beginning along the westerly line of said Tigard-Tualatin School District 23J property at
the northwest corner of that certain Road Dedication (S.W. 132nd Avenue), recorded as
Dedication Deed Document No. 2004-121231, Washington County Deed Records;
thence along the northerly line of said S.W. 132nd Avenue, South 88°45'04" East, 20.50
feet to the beginning of a 42.00 foot radius curve to the right; thence along said curve,
through a central angle of 0°08'46" (chord bears South 88°40'41" East, 0.11 feet) an arc
length of 0.11 feet to the True Point of Beginning of this 15-foot wide strip; thence
leaving said northerly line, along a line parallel with said westerly line, North 01 014'56"
East, 216.96 feet, more or less, to a line which is parallel with and 35.00 feet southerly
of, when measured at right angles to, the centerline of S.W. Bull Mountain Road (Co. Rd
2515); thence along last said parallel line, South 59°20'02" East, 17.22 feet to the
easterly line of this 15-foot wide strip; thence South 01 014'56" West, 211.32 feet, more
or less, to said northerly line of S.W. 132nd Avenue, a point of non-tangent curvature;
thence along said northerly line on a 42.00 foot radius curve to the left, through a central
angle of 20°56'07" (chord bears North 78°08'15" West, 15.26 feet) an arc length of 15.35
feet to the True Point of Beginning of this 15-foot wide strip.
The area contained within said tract being 3,205 square feet, more or less.
Bearings are based upon S.N. 29,588, Washington County Surveyor Records.
