Larsgaard, Grantor, conveys and warrants to the City of Tigard, Oregon, a Municipal Corporation, Grantee, the following described real property, for the purposes of constructing a road, free of encumbrances except as specifically set forth herein, situated in Washington County, Oregon, to-wit: A parcel of land situated in the northwest quarter of Section 12, Township 2 South, Range 1 West, Willamette Meridian, Washington County, Oregon. Said parcel of land being more particularly described by metes and bounds as follows: Beginning at a point of intersection at the westerly property line of that certain parcel of land as described in Fee No. 87-05274 recorded September 4, 1987, Washington County records, and the existing southerly right-of-way line of Bonita Road (40 feet wide) as shown on the Record of Survey for the City of Tigard S.W.
