WARRANTY DEED - STATUTORY FORM
(for the purposes of constructing a road)
Pauline T. Weaver, Grantor, conveys and warrants to the City of Tigard, Oregon, a
Municipal Corporation, Grantee, the following described real property, for the purposes of
constructing a road, free of encumbrances except as specifically set forth herein, situated in
Washington County, Oregon, to-wit:
A parcel of land situated in the northwest quarter of Section 12, Township 2 South, Range
1 West, Willamette Meridian, Washington County, Oregon, described as follows: That
portion of land as described in Book 1106, Page 246, recorded August 18, 1976, Washington
County Records, lying southerly of a line 30 feet northerly (measured at right angle) to the
following described line:
Beginning at a found railroad spike in the bridge over Fanno Creek, being S. 01° 27'
08" E., a distance of 1,319.16 feet from the north quarter corner of said Section 12;
thence N. 88° 42' 32" 71a distance of 1,912.27 feet. The above line being the center
line of S.W. Bonita Road as shown in CS 20,387, Washington County Survey Records.
Containing 1,667 square feet of land, more or less.
Reserving, however, unto the Grantor, her successors and assigns, the following: NONE
THIS INSTRUMENT DOES NOT GUARANTEE THAT ANY PARTICULAR USE
MAY BE MADE OF THE PROPERTY DESCRIBED IN THIS INSTRUMENT. A
BUYER SHOULD CHECK WITH THE APPROPRIATE CITY OR COUNTY
PLANNING DEPARTMENTS TO VERIFY APPROVED USES.
The said property is free from encumbrances except Conditions, Restrictions, Restrictive
Covenants and Easements of Record, if any, and the provisions of any ordinance of the City
of Tigard, Oregon, enacted prior to the date hereof.
The true consideration for this conveyance is Two Thousand and No/100 Dollars ($2,000.00
as specified per the requirements of ORS 93.030.)
