Mary Ann Hulgnist, Grantor, conveys and warrants to the City of Tigard, Oregon, a
Municipal Corporation, Grantee, the following described real property, for the purposes of
constructing a road, free of encumbrances except as specifically set forth herein, situated in
Washington County, Oregon, to-wit:
A parcel of land situated in the northwest quarter of Section 12, Township 2 South, Range
1 West, Willamette Meridian, Washington County, Oregon. Said parcel of land being more
particularly described by metes and bounds as follows:
Beginning at a point of intersection at the westerly property line of that certain parcel
of land as described in Fee No. 86-052475 recorded November 12, 1986, Washington
County records, and the existing southerly right-of-way line of Bonita Road (40 feet
wide) as shown on the Record of Survey for the City of Tigard S.W. Bonita Road
(C.R. 736) recorded as CS 20,387 in Washington County; thence easterly along said
existing southerly right-of-way line a distance of 100.0 feet, more or less, to the
easterly property line of said certain parcel; thence southerly along said property line
a distance of 10.0 feet, more or less, to the proposed southerly right-of-way line which
is 30.00 feet right and at right angles to engineer's center line station 31+68.72, more

more or less, to the point of beginning.
Containing 1,000 square feet of land, more or less.
Reserving, however, unto the Grantor, her successors and assigns, the following: NONE
