William Giampietro and Anastasi Giampietro, Grantor, conveys and warrants to the
City of Tigard, Oregon, a Municipal Corporation, Grantee, the following described real
property, for the purposes of constructing a road, free of encumbrances except as specifically
set forth herein, situated in Washington County, Oregon, to-wit:
A parcel of land situated in the northwest quarter of Section 12, Township 2 South, Range
1 West, Willamette Meridian, Washington County, Oregon. Said parcel of land being more
particularly described by metes and bounds as follows:
Beginning at a point of intersection at the westerly property line of that certain parcel
of land as described in Fee No. 88-50064 recorded November 8, 1988, Washington
County records, and the existing northerly right-of-way line of Bonita Road (40 feet
wide) as shown on the Record of Survey for the City of Tigard S.W. Bonita Road
(C.R. 736) recorded as CS 20,387 in Washington County; thence northerly along said
property line a distance of 7.1 feet, more or less, to the proposed northerly right-of-
way line which is 30.00 feet left and at right angles to engineer's center line station

two courses: easterly along the arc of a curve concaved southerly a length of 50.8
feet, more or less; thence easterly a distance of 139.3 feet, more or less, to the
easterly property line of said certain parcel, which is 30.00 feet left and at right angles
to engineer's center line station 18+52.06, more or less; thence southerly along said
easterly property line a distance of 10.0 feet, more or less, to said existing northerly
right-of-way line of S.W. Bonita Road; thence westerly along said existing northerly
right-of-way line a distance of 190.1 feet, more or less, to the point of beginning.
Containing 1,851 square feet of land, more or less.
Reserving, however, unto the Grantor, their successors and assigns, the following: NONE
THIS INSTRUMENT DOES NOT GUARANTEE THAT ANY PARTICULAR USE
MAY BE MADE OF THE PROPERTY DESCRIBED IN THIS INSTRUMENT. A
BUYER SHOULD CHECK WITH THE APPROPRIATE CITY OR COUNTY

The said property is free from encumbrances except Conditions, Restrictions, Restrictive
Covenants and Easements of Record, if any, and the provisions of any ordinance of the of
the City of Tigard, Oregon, enacted prior to the date hereof.
The true consideration for this conveyance is One Thousand Eight Hundred Fifty and
No/100 Dollars ($1,850.00 as specified per the requirements of ORS 93.030.)
