WARRANTY DEED - STATUTORY FORM
(for the purposes of constructing a road)
Dale E. Denson and Nancy K- Denson, and Deer Run Associates, Grantor, conveys
and warrants to the City of Tigard, Oregon, a Municipal Corporation, Grantee, the following
described real property, for the purposes of constructing a road, free of encu-mbrances
except as specifically set forth herein, situated in Washington County, Oregon, to-wit:
A parcel of land situated in the northwest quarter of Section 12, Township 2 South, Range
1 West, Willamette Meridian, Washington County, Oregon. Said parcel of land being more
particularly described by metes and bounds as follows:
Beginning at a point of intersection at the westerly property line of that certain parcel
of land as described in Fee No. 90-33625 recorded June 27, 1990, Washington County
records, and the existing southerly right-of-way line of Bonita Road (40 feet wide) as
shown on the Record of Survey for the City of Tigard S.W. Bonita Road (C.R. 736)
recorded as CS 20,387 in Washington County; thence easterly along said existing
southerly right-of-way line a distance of 101.0 feet, more or less, to the easterly
property line of said certain parcel, also being in the westerly right-of-way line of
S.W. 76th Avenue (25 feet from center line); thence southerly along said right-of-way
line a distance of 35.0 feet, more or less, to a point which is 25.00 feet right and at
right angles to engineer's center line station 0+55.00 (S.W. 76th Avenue), more or

is, 199 ; hence along the proposed southerly right-of-way line of S.W. Bonita Road
the following two courses: northerly and westerly along the arc of a non-tangent curve
concaved southwesterly a length of 39.3 feet, more or less; thence westerly a distance
of 76.0 feet, more or less, to said westerly property line of that certain tract, which
is 30.00 feet right and at right angles to engineer's center line station 31+68.72 (S.W.
Bonita Road), more or less; thence northerly along said westerly property line a
distance of 10.0 feet, more or less, to the point of beginning.
Containing 1,143 square feet of land, more or less.
Reserving, however, unto the Grantor, their successors and assigns, the following: NONE

The said property is free from encumbrances except Conditions, Restrictions, Restrictive
Covenants and Easements of Record, if any, and the provisions of any ordinance of the City
of Tigard, Oregon, enacted prior to the date hereof.
The true consideration for this conveyance is One Thousand Nine Hundred and No/100
Dollars ($1,900.00 as specified per the requirements of ORS 93.030.)
