WARRANTY DEED - STATUTORY FORM
(for the purposes of constructing a road)
Association of Unit Owners of Bonita Firs Village Condominium, Grantor, conveys
and warrants to the City of Tigard, Oregon, a Municipal Corporation, Grantee, the following
described real property, for the purposes of constructing a road, free of encumbrances
except as specifically set forth Herein, situated in Washington County, Oregon, to-wit:
A parcel of land situated in the northwest quarter of Section 12, Township 2 South, Range
1 West, Willamette Meridian, Washington County, Oregon.
Beginning at a point of intersection of the westerly right-of-way line of S.W. Fanno
Creek Drive (50 feet wide) and the existing northerly right-of-way line of S.W.
Bonita Road (30 feet from center line) as shown and described in the Plat of Bonita
Firs Village Condominium Phase One recorded in Book 5, Pages 35 and 36,
Washington County records; thence westerly along said existing northerly right-of-way
line of S.W. Bonita Road a distance of 22.0 feet, more or less, to a point; thence
northerly along the arc of a non-tangent curve concave northwesterly a length of 26.7
feet, more or less; thence northerly a distance of 49.9 feet, more or less, to said
existing westerly right-of-way line of S.W. Fanno Creek Drive; thence southerly along
said existing westerly right-of-way line the following two courses: southerly along the
arc of a curve concaved southwesterly a length of 27.5 feet, more or less; thence
southerly a distance of 40.0 feet, more or less, to the point of beginning.
Containing 352 square feet of land, more or less.
Reserving, however, unto the Grantor, their successors and assigns, the following: NONE

Covenants and Easements of Record, if any, and the provisions of any ordinance of the City
of Tigard, Oregon, enacted prior to the date hereof.
The true consideration for this conveyance is Four Hundred Fifty and No/100 Dollars
($450.00) as specified per the requirements of ORS 93.030.)
