(for the purposes of constructing a road)
Mayerle-Entrepot, Inc. and Craig Bits Grantor, conveys and warrants to the City of
Tigard, Oregon, a Municipal Corporation, Grantee, the following described real property,
for the purposes of constructing a road, free of encumbrances except as specifically set forth
herein, situated in Washington County, Oregon, to-wit:
A parcel of land situated in the northwest quarter of Section 12, Township 2 South, Range
1 West, Willamette Meridian, Washington County, Oregon. Said parcel of land being more
particularly described by metes and bounds as follows:
Beginning at a point of intersection at the westerly property line of that certain parcel
of land as described in Fee No. 89-35330 recorded August 1, 1989, Washington
County records, being in the existing easterly right-of-way line of S.W. 81st Avenue
(20 feet from center line), and the existing southerly right-of-way line of Bonita Road
(40 feet wide) as shown on the Record of Survey for the City of Tigard S.W. Bonita
Road (C.R. 736) recorded as CS 20,387 in Washington County; thence easterly along
said existing southerly right-of-way line a distance of 139.3 feet, more or less, to the
easterly property line of said certain parcel; thence southerly along said property line
a distance of 10.0 feet, more or less, to the proposed southerly right-of-way line of
S.W. Bonita Road which is 30.00 feet right and at right angles to engineer's center
line station 21+30.31, more or less,

of , ditfed thence along said proposed southerly right-of-way line the
following three courses: westerly a distance of 114.5 feet, more or less; thence
westerly and southerly along the arc of a tangent curve concaved southeasterly a
length of 31.3 feet, more or less, which is 25.00 feet left and at right angles to
engineer's center line station 0+49.76 (S.W. 81st Avenue); thence westerly a distance
of 5.0 feet, more or less, to said westerly property line of said certain tract, which is
20.00 feet right and at right angles to engineer's center line station 0+49.76 (S.W.
81st Avenue), more or less, also being in said existing easterly right-of-way line of
S.W. 81st Avenue; thence northerly along said easterly right-of-way line a distance of
29.8 feet, more or less, to the point of beginning.
Containing 1,503 square feet of land, more or less.
Reserving, however, unto the Grantor, its successors and assigns, the following: NONE

The said property is free from encumbrances except Conditions, Restrictions, Restrictive
Covenants and Easements of Record, if any, and the provisions of any ordinance of the of
the City of Tigard, Oregon, enacted prior to the date hereof.
The true consideration for this conveyance is One Thousand Six Hundred Ten and No/100
Dollars ($1,610.00 as specified per the requirements of ORS 93.030.)
