WARRANTY DEED - STATUTORY FORM
(for the purposes of constructing a road)
Pauline T. Weaver, Grantor, conveys and warrants to the City of Tigard, Oregon, a
Municipal Corporation, Grantee, the following described real property, for the purposes of
constructing a road, free of encumbrances except as specifically set forth herein, situated in
Washington County, Oregon, to-wit:
A parcel of land situated in the northwest quarter of Section 12, Township 2 South, Range
1 West, Willamette Meridian, Washington County, Oregon, described as follows: That
portion of land as described in Book 424, Page 505, recorded November 17, 1959,
Washington County Records, lying southerly of a line 30 feet northerly (measured at right
angle) to the following described line:
Beginning at a found railroad spike in the bridge over Fanno Creek, being S. 01° 27'
08" E., a distance of 1,319.16 feet from the north quarter corner of said Section 12;
thence N. 88° 42' 32" W., a distance of 1,912.27 feet. The above line being the center
line of S.W. Bonita Road as shown in CS 20,387, Washington County Survey Records.
Also including the portion of land lying northerly and westerly of the following described
line; beginning at a point 50 feet easterly of the southwest corner of the above Fee No., and
30 feet southerly at right angles to the above-described line; said point being the point of
curve for a 25-foot-radius curve to the right; thence along said curve through a central angle
of 90° 00' 00", and a length of 39.27 feet, more or less, to the easterly right-of-way of S.W.
Fanno Creek Drive (50-feet wide) as shown on plat of Bonita Firs Village Condominium,
recorded in Book 5, Pages 35 and 36, Washington County.
Containing 994 square feet of land, more or less.
Reserving, however, unto the Grantor, her successors and assigns, the following: NONE
THIS INSTRUMENT DOES NOT GUARANTEE THAT ANY PARTICULAR USE
MAY BE MADE OF THE PROPERTY DESCRIBED IN THIS INSTRUMENT. A
BUYER SHOULD CHECK WITH THE APPROPRIATE CITY OR COUNTY

The said property is free from encumbrances except Conditions, Restrictions, Restrictive
Covenants and Easements of Record, if any, and the provisions of any ordinance of the City
of Tigard, Oregon, enacted prior to the date hereof.
