WARRANTY DEED - STATUTORY FORM
(for the purposes of constructing a road)
Richard O. Fimmel, Grantor, conveys and warrants to the City of Tigard, Oregon, a
Municipal Corporation, Grantee, the following described real property, for the purposes of
constructing a road, free of encumbrances except as specifically set forth herein, situated in
Washington County, Oregon, to-wit:
A parcel of lard situated in the northwest quarter of Section 12, Township 2 South, Range
1 West, Willamette Meridian, Washington County, Oregon. Said parcel of land being more
particularly described by metes and bounds as follows:
Beginning at a point of intersection at the westerly property line of that certain parcel
of land as described in Fee No. 87-016722 recorded April, 1987, Washington County
records, and the existing southerly right-of-way line of Bonita Road (40 feet wide) as
shown on the Record of Survey for the City of Tigard S.W. Bonita Road (C.R. 736)
recorded as CS 20,387 in Washington County; thence easterly along said existing
southerly right-of-way line the following two courses: easterly a distance of 23.9 feet,
more or less, to an angle point; thence easterly a distance of 58.5 feet, more or less,
to the easterly property line of said certain parcel; thence southerly along said
property line a distance of 10.0 feet, more or less, to the proposed southerly right-of-
way line of S.W. Bonita Road, which is 30.00 feet right and at right angles to
engineer's center line station 17+22.14, more or less, as ilittsfy-afed ift City of Tigard

southerly right-of-way line the following three courses: westerly a distance of 9.2 feet,
more or less; thence along the arc of curve concaved southerly a length of 56.3 feet,
more or less; thence westerly a distance of 17.4 feet, more or less, to said westeriy
property line of that certain tract, which is 30.00 feet right and at right angles to
engineer's center line station 16+34.52, more or less; thence northerly along said
westerly property line a distance of 15.6 feet, more or less, to the point of beginning.
Containing 980 square feet of land, more or less.
Reserving, however, unto the Grantor, his successors and assigns, the following: NONE

The said property is free from encumbrances except Conditions, Restrictions, Restrictive
Covenants and Easements of Record, if any, and the provisions of any ordinance of the City
of Tigard, Oregon, enacted prior to the date hereof.
The true consideration for this conveyance is One Thousand One Hundred and No/100
Dollars ($1,100.00 as specified per the requirements of ORS 93.030.)
