Phyllis T. Stewart and Phyllis Stewart, Donata Stewart, and Nathan Cohen Co-Trustees of
the Stewart Trust, Grantors, conveys and warrants to the City of Tigard, a Municipal
Corporation, Grantee, the following described real property free of encumbrances except as
specifically set forth herein, situated in Washington County, Oregon, to-wit:
See Exhibit "A" attached to and by reference made a part of this warranty deed.
THIS INSTRUMENT WILL NOT ALLOW USE OF THE PROPERTY DESCRIBED IN THIS
INSTRUMENT IN VIOLATION OF APPLICABLE LAND USE LAWS AND
REGULATIONS. BEFORE SIGNING OR ACCEPTING THIS INSTRUMENT, THE PERSON
ACQUIRING FEE TITLE TO THE PROPERTY SHOULD CHECK WITH THE
APPROPRIATE CITY OR COUNTY PLANNING DEPARTMENT TO VERIFY APPROVED
USES AND TO DETERMINE ANY LIMITS ON LAWSUITS AGAINST FARMING OR
FOREST PRACTICES AS DEFINED IN ORS 30.930.
The said property is free from encumbrances except Conditions, Restrictions, Restrictive
Covenants and Easements of Record, if any.

Tigard, County of Washington and State of Oregon, more particularly
described as follows:
Beginning at the Northeasterly corner of that parcel described in
document number 86-51674, Washington County deed records, said
point being the intersection of the westerly right-of-way of S.W.
72nd Avenue and the southeasterly right-of---way S.W. Pacific
Highway; thence South 1°43'56" West by the east right-of-way of
said S.W. 72nd Avenue 190.54 feet to a point; thence North 9116'31"
West a distance of 170.92 feet to the southeasterly right-of-way of
said S.W. Pacific Highway; thence by a non-tangent curve to the
right along said S.W. Pacific Highway having a radius of 1462.40
feet through an included angle of 1°33'33" (chord bearing and
distance of North 56°49147" East, 39.79 feet) having a n arc length
of 39.80 feet to the point of beginning, containing 3109 scauare
feet more or less.
