free of encumbrances except as specifically set forth herein, situated in Washington County,
Oregon, to-wit:
See Exhibit "A" attached to and by reference made a part of this warranty deed.
Reserving, however, unto the Grantor, its successors and assigns, the following: NONE
THIS INSTRUMENT DOES NOT GUARANTEE THAT ANY PARTICULAR USE
MAY BE MADE OF THE PROPERTY DESCRIBED IN THIS INSTRUMENT. A
BUYER SHOULD CHECK WITH THE APPROPRIATE CITY OR COUNTY
PLANNING DEPARTMENTS TO VERIFY APPROVED USES.
The said property is free from encumbrances except Conditions, Restrictions, Restrictive
Covenants and Easements of Record, if any, and the provisions of any ordinance of the
City of Tigard Oregon, enacted prior to the date hereof.
The true consideration for this conveyance is One Thousand One Hundred and Twenty
Five and 00/100 dollars ($1,125.00 (As specified per the requirements of ORS 93.030.)

2 South, Range 1 West, Willamette Meridian, City of Tigard, Washington County,
.Oregon, described as follows:
Beginning at a point on the northeasterly line of Lot 29, North
Tigardville Addition, a recorded plat, Washington County Plat Records, said
point of beginning being on the centerline of SW Walnut Street (County Road
No. 494) and bearing North 57° 40' West, 110.0 feet from the most easterly
corner of said Lot 29; thence North 570 40' West, on said street centerline,
75.0 feet to the most northerly corner of that parcel conveyed to Michael
Jarvis and Dianna Marten by deed recorded as Fee No. 86-.037416, Washington
County Deed Records; thence South 390 53' West, on the northwesterly line of
said parcel, 30.26 feet; thence South 570 40' East, parallel with and 30.0
