Reserving, however, unto the Grantor, its successors and assigns, the following: None

The said property is free from encumbrances except Conditions, Restrictions, Restrictive
Covenants and Easements of Record, if any, and the provisions of any ordinance of the

The true consideration for this conveyance is Twenty Eight Hundred, Thirty-Five Dollars
($2,835.00 as specified per the requirements of ORS 93.030.)

A tract of land located in the northwest quarter of Section 2, Township 2
South, Range 1 West, Willamette Meridian, in the City of Tigard, Washington
County, Oregon being described as follows:
Beginning at the centerline intersection point of S.W. Walnut Street (County
Road No. 494) and S.W. Watkins Street (County road No. 1679), said point also
being the most westerly corner of that parcel conveyed to Jan L. and Karen C.
Lamoreux by deed recorded as Fee No. 89-00654, Washington County Deed Records;
thence South 390 53' West, on the centerline of said S.W. Watkins Street and
the southwesterly line said Lamoreux parcel, 27.0 feet; thence South 500 07,
