free of encumbrances except as specifically set forth herein, situated in Washington
County, Oregon, to-wit:

Reserving, however, unto the Grantor, its successors and assigns, the following: None

MAY BE MADE OF THE PROPERTY DESCRIBED IN THIS INSTRUMENT. A

PLANNING DEPARTMENTS TO VERIFY APPROVED USES.
The said property is free from encumbrances except Conditions, Restrictions, Restrictive
Covenants and Easements of Record, if any, and the provisions of any ordinance of the
of the City of Tigard, Oregon, enacted prior to the date hereof.
The true consideration for this conveyance is Four Thousand Dollars ($4,000.00 as
specified per the requirements of ORS 93.030.)

South, Range 1 West, Willamette Meridian, City of Tigard, Washington County,.
Oregon, being described as follows:
Beginning at the most easterly corner of Lot 29, North Tigardville Addition,
a recorded plat, Washington County Plat Records (said point of beginning being
at the centerline intersection point of S.W. Walnut Street also known as County
Road No. 494, and S.W. Grant Avenue, County Road No. 819); thence South 39 53'
West, on the centerline of said S.W. Grant Avenue, 49.0 feet; thence North 50°
07' West, 20.0 feet to the northwesterly right-of-way line of said S.W. Grant
-Avenue; thence North 180 41152" West, 25.36 feet to a point which is 30 feet
