Douglas W. Leach, Susan L. Leach and James L. Fankell, Grantors, convey and warrant
to the City of Tigard, Oregon, a Municipal Corporation, Grantee, the following described real
property, for the purposes of constructing a road, free of encumbrances except as specifically set
forth herein, situated in Washington County, Oregon, to-wit:
See Exhibit "A" attached to and by reference made a part of this warranty deed.
Reserving, however, unto the Grantor, their - successors and assigns, the following: NONE
THIS INSTRUMENT WILL NOT ALLOW USE OF THE PROPERTY IN VIOLATION OF
APPLICABLE LAND USE LAWS AND REGULATIONS, BEFORE SIGNING OR
ACCEPTING THIS INSTRUMENT, THE PERSON ACQUIRING FEE TITLE TO THE
PROPERTY SHOULD CHECK WITH THE APPROPRIATE CITY OR COUNTY PLANNING
DEPARTMENT TO VERIFY APPROVED USES.
The said property is free from encumbrances except Conditions, Restrictions, Restrictive
Covenants and Easements of Record, if any, and the provisions of any ordinance of the City of
Tigard, Oregon, enacted prior to the date hereof.
The true consideration for this conveyance is One Thousand, Four Hundred Seventy Five and
1`:0/100, Dollars ($1,475.00).

RIGHT-OF-WAY DEDICATION
A parcel of land located in the northeast one-quarter of Section
2, Township 2 South, Range 1 West of the Willamette Meridian, in
the City of Tigard, County of Washington, Oregon. Being more
particularly described as follows:
BEGINNING at the intersection of the west line of Southwest Hall
Boulevard, being parallel with and lying South 45012'00" East
19.30 feet from the northwesterly line of the William Graham
D.L.C., and the north line of Southwest Commercial Street, being
parallel with and lying 30.00 feet northerly of as measured
perpendicular to its centerline, said point being as iron pipe
as called in that Deed to Douglas W. Leach and Susan L. Leach
recorded in Fee No. 91016083; thence along the north line of
said Southwest Commercial Street, North 42039100" West, 28.46
feet to a point of intersection with a non-tangent curve whose
radius point bears North 29035150" East a distance of 42.00 feet
from said point of intersection; thence southeasterly 37.78 feet
along the arc of a 42.00 foot radius curve to the left through
a central angle of 51032100" (the long chord of which bears
South 86010110" East 36.52 feet) to the west line of said
Southwest Hall Boulevard, South 42051118" West 25.22 feet to the
POINT OF BEGINNING.
Contains 255 square feet more or less.
The afore described description being illustrated upon a sketch
as attached herewith and denoted as Exhibit Map "B".
