Said Parcel I being that portion of the above described real
property lying northerly of a' dine described as follows:
Beginning at a point on the easterly right-of-way line of S.W.
113th Avenue (a 50.00 foot wide road) said point being 65.00
feet southerly of, when measured at right angles to, the
centerline of S.W. Durham Road (County Road No. 429) ; thence
