An easement and right-of-way for street, utility and construction purposes across a
portion of a tract of land conveyed to. Marie M. Clark by Bargain and Sale Deed
reco.rded 1 May 1991 in. Document No. 91-22049, Washington County Deed Records
and located in the Northwest Quarter of the Southeast Quarter of Section 34,
Township 1 South, Range 1 West of the Willamette Meridian, City of Tigard;.
Washington County, Oregon, and being more fully described based on Survey No.
24,471 on file at the Washington County Surveyor's Office as follows:
Beginning at a 5/8-inch iron rebar at the Northeast corner said. Clark property,
said iron rebar being on the South. right-of-way line of S. W. North Dakota Street;
thence South 00° 22',23" East 10.00 feet along the East line of said Clark property
to a to a 5/8-inch iron rebar; thence North 890 51'28" West 88.60 feet; thence on
a 24.00 foot curve.left (long chord bears South 19° 13'33" West 16.10 feet) an are
distance of 16.42 feet; thence South 00° 2223" East 154.79 feet to the South line
of said Clark tract; thence North 89° 51' 28" West 1.00 feet to a 5/8-inch iron

said rebar being also on the South right-of-way line of S. W. North Dakota Street;

Beginning.
Said easement containing 1,140= square feet.
ALSO TOGETHER WITH a construction easement 2.00 feet wide, parallel and
adjoining the permanent easement, said easement being East of the East side of the
easement along the West side of said Clark tract and South of the South side of the
easement along the North side of said Clark tract; said easement to terminate upon
construction and City of Tigard acceptance of the subdivision improvements for
''TORLAND ESTATES".
