EASEMENT
KNOW ALL MEN BY THESE PRESENTS, that GEORGIA-
PACIFIC CORPORATION, a Georgia corporation, hereinafter referred
to as "Grantor", for and in consideration of the sum of $1. 00, the re-
ceipt of which is hereby acknowledged, to us paid by TIGARD WATER
DISTRICT, a municipal corporation of Washington County, Oregon,
hereinafter referred to as "Grantee", does hereby grant, bargain, sell,
convey and transfer unto Grantee, its successors and assigns forever,
a permanent easement over and upon the following described real property,
to -wit:
A tract of land in Section 1, Township 2 South,
Range 1 West, Willamette Meridian, Washington
County, Oregon, more particularly described as
follows:
Beginning at the intersection of the southerly line
of S. W. Hunziker Road with the westerly line of
the George E. Lockman property, as described
in Book 4.17, Page 406, Washington County, Oregon,
Deed Records, and running thence, on the line between
said Lockman property and the property of Western
Foundry Company, as described in Book 404, Page 23,
and Book 407, Page 86, said deed records, South 29°
O1' West 313. 2 feet and South 46° 50' West 720.46
feet to the most westerly corner of said Lockman
property, which corner is also the true place of be-
ginning of the herein described 10-foot wide easement;
thence South 42° 00' East 555. 9 feet along the South.
line of said Lockman property to a point at the South-
east corner thereof located along the westerly line of
a 20-foot roadway; thence South 29° 34' West 10 feet
along the .said westerly line of said 20-foot roadway;
thence North 42° 00' West 556 feet, more or less,
to a point 10 feet South 46° 50' West of the most
westerly corner of said Lockman property; thence
North 46° 50' East to the true place of beginning.
This Easement shall be for the construction, maintenance and
repair of an underground pipeline and/or mains, for the purpose of...conveying
water over, across, through and under the hereinabove described real

property and shall include the perpetual right to enter upon said real
property at reasonable times, together with the right to excavate and
refill ditches for the location of said pipelines and/or mains and the
further right to remove all obstructions interferring with the location,
construction and maintenance of said pipeline and/or mains.
Grantee, its successors and assigns, does hereby covenant
that it shall restore said real property to its original condition as nearly.
as is practicable upon the completion of construction and upon completion
of any subsequent maintenance and repair work.
TO HAVE AND TO HOLD said Easement and right-of-way unto
Grantee and unto its successors and assigns forever. This Easement is
a covenant running with the land.

free of all encumbrances except: -
1. Agreement, including the terms and provisions thereof,
dated April 16, 1959, and recorded May 12, 1959, indeed book
417, page 400.
2. Perpetual easement for a joint roadway, including the
terms and provisions thereof, as set forth in deed to George E.
Lockman, recorded May 12, 1959, in deed book 417, page 406.
3. Easement granted to Tigard Water District, a municipal
corporation, for the right to lay, construct and perpetually main-
tain a water main and sewer line, by an instrument dated August 29,
1960, and recorded September 12, 1960, in deed book 435, page 312.
4. Rights disclosed by instrument recorded October 23, 1961
in deed book 451, page 492, including the terms and provisions
thereof, and easements contained therein. Assigned by assignment
and Grant of Easement, including the terms and provisions thereof,
recorded June 4, 1965, in Film Record Book 555, page 490, by and
between Edward C. Hunziker and Babette Hunziker, husband and
wife, assignor - grantors and D. H. Overmyer Warehouse Co. ,
an Oregon corporation, assignee - grantee.
5. Easement ora-tc4 to TD.orthwest Natural Gas Company

an Oregon corporation, to install, maintain, operate, repair,
replace. and remove a gas pressure regulator and connecting
pipe upon and across a tract of land, all as provided by instrument
recorded in Book 583, Page 258, Deed Records of Washington County,
Oregon.
and will warrant and defend the same against all persons who may lawfully
claim the same, except as shown above.
