Til?ard-Tualatin School District 23-J hereinafter called the Grantors,
grant and convey unto the City of Tigard a perpetual easement for constructing, reconstructing, operating, maintaining,
inspecting, and repairing of public utilities and appurtenances, together with the right to remove, as necessary, vegetation,
foliage, trees, and other obstructions on the parcel of land described in Exhibits "A" and "B", and situated in the City of
Tigard, Washington County, State of Oregon.
THE TRUE CONSIDERATION for this conveyance is $ 0.00. However, the actual consideration consists of or includes
other property or value given or promised which is the whole consideration.
IT IS EXPRESSLY UNDERSTOOD that this easement does not convey any right, title, or interest except those expressly
stated in this easement, nor otherwise prevent Grantors from the full use and dominion thereover, provided, however, that
such use shall not interfere with the uses and purposes of the intent of the easement.
IN CONSIDERATION of the premises, Grantee agrees that if said Grantee, its successors or assigns should cause said
easement to be vacated, the right of the Grantee in the above-described easement will be forfeited and shall immediately
revert to the Grantors, their successors, and assigns in the case of such event.
TO HAVE AND TO HOLD the above-described and granted premises unto said Grantee, its successors, and assigns forever.

PROPERTY DESCRIPTION
A strip of land situated in the Northeast Quarter of Section 9, Township 2
South, Range 1 West of the Willamette Meridian, in the City of Tigard,
Washington County, Oregon, being portions of those properties conveyed to
Tigard-Tualatin School District 23J by Document No. 2005-161425,
Washington County Deed Records, and being more particularly described as
follows:
15-foot wide Public Utility Easement
Beginning along the easterly line of said Tigard-Tualatin School District 23J
property, at its intersection with a line which is parallel with and 35.00 feet
southerly of, when measured at right angles to, the centerline of S.W. Bull
Mountain Road (Co. Rd 1471/2); thence along said easterly line South
01 056'05" West, 15.03 feet to a line which is 50.00 feet southerly of, when
measured at right angles to, said centerline of Bull Mountain Road; thence
along last said parallel line, South 88°03'00" West, 50.00 feet; thence North
01 057'00" West, 15.55 feet to a 455.00 foot radius curve non-tangent curve;
thence along the arc of said curve to the left, through a central angle of
2°49'42" (chord bears North 89°27'51" East, 22.46 feet) an arc length of
22.46 feet to said line which is parallel with and 35.00 feet southerly of the
centerline of S.W. Bull Mountain Road; thence along last said line North
88°03'00" East, 28.57 feet to the point of beginning.
The area contained within said tract being 762 square feet, more or less.
