'T "j KNOW ALL MEN BY THESE PRESENTS That We, CYRIL WILSON and WANDA FLORENCE WILSON, husband and wife, in consideration w of Ten and no/100 Dollars ($10.00), and other good considerations, to us paid by TIGARD WATER DISTRICT, a Municipal Corporation, do hereby grant, bargain, se1L and convey unto the said TIGARD WATER DISTRICT, a Municipal Corporation, its successors and assigns, all the following real property, together with the tenements, hereditaments and appurtenances, situate in Washington County, State of Oregon, bounded and described as follows, to-wit: Beginning at an iron rod on the north line of Section 9, T2S, R1W, W.M. Washington County, Oregon, N.890 661E. 548.6 feet from the northwest corner thereof, and running thence N.890 061E. along the section line for a distance of 80 feet to an iron rod at the northeast corner of that certain tract of land con- -r< zTo o v.eyed to Cyril Wilson by deed recorded on page 257 of Book 338, Washington County, Oregon, Deed Records; running thence S.Oo 091W. along the east line of the Wilson tract for a distance of 160 feet to an iron rod; running thence S.890 061W. 80 feet to an iron rod; running thence N.Oo 091E. 160 feet to the place of beginning. Containing 0.294 acres, more or less. together with a perpetual right-of-way and easement from said property to Bull Mountain Road, particularly described as follows, to-wit: Beginning at an iron rod on the east line of that certain tract of land in Section 9, T2S, R1W, W.M., Washington County, Oregon, conveyed to Cyril Wilson by deed recorded on page 257 of Book 338, Washington County, Oregon, Deed Records, and which iron rod is N.890 WE. 628.6 feet and S.Oo 091W. 160 s feet from the northwest corner of said Section 9, and running thence S.Oo 091W. along the east line of the Wilson tract for a distance of 973.6 feet to a point in the center of the Bull Mountain Road; running thence N.840 081W. along the center of said road for a distance of 10.05 feet; running thence N.Oo 091E on a line parallel to the east line of the Wilson tract for a distance of 972.6 feet to a point which is S.Oo 091W. 160 feet from the north line of Section 9; running thence N.890 061E. 10 feet, to the place of beginning. the easement and right-of-way shall be used: jt (1) To lay and maintain thereon water pipes and conduits... y (2) For ingress and egress including the right to grade gravel and pave the right-of-way for road purposes. (3) To install and maintain electric power lines and conduits, including the right to set and replace power poles. (4) Use said easement for such other and further purpose necessary or convenient to the Grantee in the performance of its purpose as a municipal water corporation. The Grantors shall have the right to use the easement and right-of-way with due regard to the rights of the Grantee, but shall not use it in any way to impair the rights of the Grantee. TO HAVE AND TO HOLD the above described granted premises unto the TIGARD WATER DISTRICT, a Municipal Corporation, its successors and assigns forever.
