Project Information
Building Permit: MST2023-00064 Construction Type: VB
Address: 12025 SW Carmen St. Occupancy Types: R3
Area: Stories: 1
The plan review was performed under the Oregon Residential Specialty Code (ORSC) 2021 edition.
The submitted plans have been reviewed and the following information is required prior to issuance
of the permit. Codes can be referenced online at https://www.oregon.gov/bcd/codes-
stand/Pages/index.aspx.
✓ 1. Rooms must be labeled as patient(resident),caregiver,or homeowner.Only 5 rooms can be
for patients(residents) receiving care. Clarify term resident somewhere on the plan to
define individual under care or something like that.—The family will be living in existing
portion of house and there is a room for the caregiver.
2. How do you intend to meet the minimum energy code at the exterior top plate per
N1101.1(1) note f?The truss packet provided has a 3:12 pitch with will not allow for enough
room to insulate to the minimum of R-21 at exterior top plate. I corrected the cross section
to show the entire truss bottom chord. Otherwise, I am not sure how to address this.
3. Provide completed Water Meter Fixture Sheet. -completed
4. Plumbing permit application received is only for the care giver bathroom. The project has a
much larger scope of work. This if you have multiple plumbing permits for this project it will
likely cause confusion for the inspectors and scheduling. Please clarify why you need this
and that this is what you want. I did not submit a plumbing permit but I will make sure the
owner knows they need to include all plumbing work.
5. Will all the other work be pulled separately by the trade contractors?—Yes, trade permits
will be pulled separately. Noted on D4.0
• ••.
v' 6. Provide hold-down with a minimum of 1800 lbs capacity at BP between kitchen and dining
room at dining room side per R602.10.7 End Condition 5.—holddown added to D5.0
\, 7. New duct work being installed must meet the new energy code requirements per Figure 14
in the attached BCD Technical Bulletin. Please note on the plan.—detail added to N1.0
8. Provide header info for the living room windows. -I-leaders added
9. Add Emergency Escape and Rescue opening sill height requirement per R310.2.2.—'a; to

Please let me know if you have any questions.
