Hi Nathan,
Engineering at this time doesn't object to the issuance of the building permits until 90%of them are issued. But the
planning has its conditions as well that the developer shall meet.
Please see my comments about COA below:
26. Prior to Phase I final plat approval, all improvements associated with public infrastructures including but not limited
to street improvement on Tax Lot 2S112CA03800 and along the site frontage on SW 79th Avenue under the City of
Tigard jurisdiction must be constructed, completed and/or satisfied.The applicant must obtain conditional acceptance
from the City and provide a one-year maintenance assurance for said improvements.

The second lift of pavement is not completed and the project can't be accepted in this case.
27. Prior to Phase I final plat approval, all public utility facilities including but not limited to storm drainage, water quality
and quantity, sanitary sewer, water,gas, electrical, communication,and wireless on Tax Lot 2S112CA03800 and along
the site frontage on SW 79th Avenue must be completed. Public storm water quality and quantity facilities must be
provided with three years of maintenance.
Because the project is not accepted, the maintenance bond is not submitted either.
33. Prior to Phase I final plat approval,the applicant must submit the Final Sight Distance Certification indicating that
sight distances are adequately provided at the intersection of SW 79th Avenue and the new street.
Sight distances are not submitted.
34. Prior to final plat approval,the applicant must provide the appropriate Autocad files of the as-built drawings
associated with each phase of the development.
The files were not provided
36. Prior to Phase II final plat approval, all improvements associated with public infrastructures including but not limited
to street improvement on Tax Lot 2S112CA03700 and along the site frontage on SW 79th Avenue under the City of
Tigard jurisdiction must be constructed, completed and/or satisfied.The applicant must obtain conditional acceptance

Phase one and phase two were combined together. But the pavement issue is still outstanding

Hello Hope,
The items you are requesting are the responsibility of the developer of the property. I was not involved with any part of
the development process at any point from pre-plat to final recording. I purchased some (not all)of the individual lots
AFTER final plat recording. I was assured by Boris and Jeremy that building permits would not be held up because of
outstanding work not completed by the developer.
