Project: NewHome-5-02 Prepared By: Ian Allen
Project Name: _ River Terrace Town Center Date: 7/25/23
Location: SW Roy Rogers Road Report#: 116
Tigard,Oregon
Arrival: 0915 Departure: 1445
Weather: Sunny, 70s- 80s Permit#:
Site Visit Requested By: Darren (D&T Excavation) Met With (on-site): j Sam (Newhome), Brix Crew
Purpose: Observe paving and foundation subgrade
Outstanding Issues: FR39, FR41, FR42 (10/13/22-10/18/22) -Deflection observed in structural fill
Paving -Tracts F& I
I observed Brix crew pave tracts F and I as indicated on the attached site plan. I observed crews apply tack coat to
vertical curb surfaces prior to paving. I observed crews place 3-inch HMAC base lift and 2-inch top lift using a CAT
AP1055F paver. Asphalt used today consisted of level II h-inch dense hot mix asphalt concrete(HMAC)sourced from
Knife River(Farmington). Breakdown and intermediate compaction were completed via CAT CB4.0 dual smooth
drum vibratory roller. Finish rolling was completed via CAT CB2.7 small dual smooth drum roller. The temperature
of asphalt was intermittently monitored behind the paver throughout the day and ranged from 279 to 287 degrees
Fahrenheit.
I used a Troxler 3430 nuclear density gauge to observe the compaction of the asphalt.Tests were compared to a
Brix crew provided RICE value of 155.0 pcf.Tested locations met recommended minimum compaction of 92%of
RICE density.
Based on our observations and testing, it is our opinion the paved areas observed today, as indicated on the
attached site plan, have been compacted in general accordance with project requirements and our geotechnical
recommendations.
Foundation Subgrade -Lots 24&25
I observed subgrade for exterior and interior footings of lots 24 and 25 as indicated on the attached site plan
using a h-inch diameter steel foundation probe. I observed subgrade to consist of brown silt minor sand and
occasionally was overlain with approx. 2-inches of medium dense 3A-inch-minus crushed rock. Resulting
penetrations indicate generally very stiff to stiff subgrade conditions.
I observed an approx. 3-foot vertical cut through the center of one interior spot footing in lot 25 as seen in the
attached photos. Sam (NewHome) indicated subgrade was cut incorrectly and the step in subgrade will be
filled with concrete. No vertical rebar or dowels were observed within the deeper portion of the footing. A step
difference within the footing thickness may result in differential settlement.
Based on our observations and probing, it is our opinion that the foundation subgrade observed today, as
indicated on the attached site plan has been prepared in general accordance with project requirements as we
understand them. We recommend the structural engineer be notified regarding the interior footing discussed
above.
