Requirement of ORSC Section R318.2 and have taken steps to meet this code requirement.

R318.2 Moisture Content: Prior to the installation of interior finishes, the building
official shall be notified in writing by the general contractor that all moisture-sensitive
wood framing members used in construction have a moisture content of not more than 19
percent by dry weight of dry framing members.

Description/Action:
This bulletin provides response to RFI's, design clarifications and/or variation requests for the 'River
Terrace Area IV' project located in Tigard, Oregon.
Per our discussion with Taylor Morrison, it's our understanding that for the multiplex & unit types
noted above, the porch stairs were not constructed as per the plans/field bulletin.
Based on our review of the construction photos & field information provided by Taylor Morrison
(member sizes, connections/connectors, dimensions, etc.), the porch stairs have been constructed
in an acceptable manner provided the following items are addressed:
* Add a 4x8 header at mid-span of the stringers that have an 8' horizontal run. The 4x8 header
shall be supported by a minimum 4x4 post at each end. Each 4x4 post shall bear on an 18"x18"x10"
footing wl(2) #4 bars (bottom) each way.
* Each 2x12 stair stringer shall be attached to the sill plate w/an A35 framing angle.
* For the 2x12 stair stringer that has a check at the base (adjacent to the sill plate), install a
Simpson Strong-Drive SDS connector screw (SDS25412) from the underside of the stringer thru the
check. Field personnel to determine if a different screw length is required.
