This letter is in response to the plan review comments you issued for the subject project. The plan
review comments and our responses follow:
1. Provide lateral load connection per R507 for the deck. See the attached DCA6 guide for detail
with floor perpendicular or have engineer include lateral calculations for the deck.
4 Response: A CS16 strap has been called between the exterior rim board and deck joist at the
outer side of the deck as shown on 1/S-2 and 13/S-5. DTT2Z ties have called out on the inside
edge of the deck between the deck joist and the party wall blocking with a '/" (I) rod between as
shown on 1/S-2 and 13/S-6. The tension capacities of the CS 16 strap and the DTT2Z tie are
1,705 lbs and 1,825 lbs respectively meeting the prescriptive requirement of DCA6.
2. Plan calls out footing size C24 which is not listed on the footing schedule. Please clarify. Typo
B24?
4 Response: The footing schedule has been revised to add footing type C24.
3. Deck footings are marked as strip footings C18. Please clarify.
5 Response: The footing schedule has been corrected to identify footing type C18 an exterior
spot footing. Detail 15/S-6 has been added for this condition.
4. Footing schedule error Garage front detail error ?? 8/S-5.
4 Response: The footing schedule has been corrected for footing type A24 to identify the
reference detail for footing to 8/S-5
5. Page A-6 notes 4 and 5 refer to attic venting, however, the beams do not appear to allow for
airflow from the side attics to the upper attic. Please clarify'attic venting and provide separate
calculations for each or address communication between lower and upper attics.
4 Response: The beams have been dropped to allow vent space between the top of the beam and
the underside of the roof sheathing. Blocking has been called out for every other rafter space.
See revised details 10/S-6 & 14/S-6 plus the revised building sections 1/A-6 & 2/A-6.

6. Please clarify which appliances will be served with gas. The mechanical permit application has
a spot of the application in the lower right to do this for future submittals.
4 Response: The cooktop and oven have been identified as electric on keynote #6 on sheet A-3.
The water heater has been identified a gas on added keynote #8 on sheet A-4. The furnace has
been identified as gas on added keynote #7 on sheet A-5.

This letter is in response to the plan review comments you issued on the site plans for the subject
project. The plan review comments and our responses follow:
1. MST2022-00518: show 6"storm lateral installed per plan. Is lot 17 lateral also used for lot 18?
4 Response: Lots 17 & 18 share a common 6" PVC storm lateral. The storm lateral callout on
the lot 17 site plan has been revised to note this.
2. MST2022-00519: show call out storm lateral for lot 18.
4 Response: A callout for the common 6" PVC storm lateral for lots 17 & 18 has been added to
the Lot 18 site plan.
3. M.ST2022-00520: show correct sanitary lateral. Call out storm lateral.
4 Response: The 4" PVC sanitary lateral is called out on the Lot 19 site plan matching the as-
built utility plans. A callout for the common 6" PVC storm lateral for lots 19 & 20 has been
added to the Lot 19 site plan.
4. MST2022-00521: Call out 6"storm lateral for lot 19 per plan. Are lots 19 and 20 using the same
6"lateral?
Response: Lots 19 & 20 share a common 6" PVC storm lateral. The storm lateral callout on
the lot 20 site plan has been revised to note this. The missing sanitary lateral callout has been
added to the site plan.
