❑ REPAIR (major) plan review required by plans examiner:
building permit is required when structural changes are made or the space sheathing is
removed or replaced.
SUBMIT TWO(2) SETS OF PLANS SPECIFYING:
A. Roof area and nearest street.
B. Attic vents: Provide 1 sq. ft. for each 150 sq. ft.of attic space. Vents shall be
located in the upper 1/3 of the roof. Provide 1 sq. ft. for each 300 sq. ft. when
eave and attic venting is provided.
Note: No permit is required for residential re-roof if not more than two (2) layers of
roofing will exist upon completion of the re-roofing.
COMMERCIAL(includes multi-family and condominiums)

Scope of Work
Tear Off
I. Tear off the existing roofing down to the substrate as well as any roof related metal coping caps,
wall skirt and counter flashings and dispose of offsite in a legal manner.
I. Inspect the roofing substrate for damage and deteriorations from water damage,structural
movement,and any other condition that does not meet code.All substrate will be repaired in
accordance with codes and in like materials as the existing roof. When the roof is open and
damage is found a representative from your organization will need to be available to approve
the replacement as stand-by time and weather conditions make this very sensitive to costs
incurred. We will invoice at our contractual rate listed below.Upgrades will need to be
preapproved.
2. Replace any damaged or dry rotted sheathing on a time and materials basis of$96.00 per
hour plus materials marked up 25%for overhead and burden.Any change orders will be
added to the total lump sum of the base bid price.
3. If a structural failure of members is present,we may be required to bring in a registered
structural professional engineer to evaluate the condition and to make recommendations,
designs and calculations as required by codes and enforcing jurisdiction.This will be an extra
cost on a time and material bases.
4. Re-install substrate as needed at the change order rate.
5. Clean the substrate to the appropriate condition for acceptance of the next layer of the roof
assembly.
6. Clean debris from site daily and remove the debris as needed and dispose in an offsite location
in a legal manner.
TPO Mechanically Attached System%
1. After subcontractor removes all units on roof, Columbia will demo all existing curbs
and install plywood over existing holes.
2. Temporary roofing will be installed over plywood areas and tied into existing roof.
3. Subcontractor is responsible for marking specific roof areas for the placement of the new
curbs.
4. Once subcontractor is ready to begin new unit install, Columbia will level
premanufactured curb and install to substrate.
5. Remove and build up one roof hatch to accommodate roof height change and reinstall
hatch.
6. Demo all existing curbs, pipes, and vents that are not in use and install plywood over
holes.
7. Furnish and install 1 layer of 2.3" rigid poly and 1 layer of 3.0"secureshield iso over
the wood substrate. Install the insulation ensuring all joints are staggered.
8. Over the insulation, furnish and install a new 60 mil reinforced TPO roof
membrane and mechanically attach to the substrate.
9. All field and base flashing seams will be cleaned before being hot air welded.
10.Furnish and install new TPO base flashings around all curb penetrations.
11.At all skylight locations, remove existing skylights and demo curbs.
12.After curb demo, cover holes with new plywood and 2"x4".
13.Furnish and install pre-manufactured inside/outside TPO corner flashings at curb
penetrations, thru wall scupper drains, pitch pans and wall flashings.
14.Furnish and install new pre-manufactured pipe boots on all pipes up to 6"in diameter
complete with a new stainless steel clamps and sealant.
15.All pipes larger than 6"in diameter will be field wrapped with unreinforced TPO
membrane complete with a new stainless steel pipe clamp and sealant.
16.All pipes where a pre-manufactured pipe boot is not feasible will be field wrapped
with unreinforced TPO membrane complete with a new stainless steel pipe clamp
and sealant.
17.Furnish and install TPO patches at all T-Joints in the field membrane.
18.At all gas and electrical line penetrations, furnish and install pre-manufactured TPO pitch
pans.
19.Furnish and install pre-manufactured TPO pitch pans around the line sets off the
condensing units.
20.Furnish and install a one part poly-urethane rubberized pitch pan sealant in each pitch
pan.
21.Furnish and install new TPO base flashings at all parapet walls that will extend up
and across the top of all walls.
22.Build up walls to accommodate R-30 insulation package.
23.Fabricate and install new TPO clad thru wall drain flashings and mechanically
attach to the substrate. Furnish and install new TPO flashings to the drain.
24.Fabricate and install new 26-gauge galvanized clip metal to be installed along the
outside of all parapet walls. Mechanically attach the clip to the wall.
25.Fabricate and install new pre-painted standard color 26-gauge galvanized standing
seam coping cap around the perimeter of all parapet walls. All new metal coping caps
will be installed by hooking the front face into the clip metal to secure the face of the
metal to the building. Mechanically attach to the wall with new neoprene gasketed
fasteners.
26.Fabricate and install new pre-painted standard color 26-gauge metal counter flashings
around each HVAC unit and mechanically attach to the curb with new neoprene
gasketed fasteners.
27.Upon completion of all the work we will have the manufacturers representative inspect
the roof for completeness and for the issuance of the factory warranty.
28.Upon completion of the above work, remove all tools and debris and leave the site in
a clean and orderly condition.
