Courtyard Marriott Tigard — Frontage Work
Project Narrative
December 12, 2022
LOCATION:
15686 SW Sequoia Parkway

WORK SCOPE:
Work scope includes removal of existing arborvitae screen hedge, minor grading along the north
portion of the existing frontage retaining wall, and replacement of the screen hedge with new
screen hedge landscaping in the location where arborvitae plantings are removed. Two non-
essential trees behind the existing street sidewalk have been removed under separate tree
removal permit TRE2022-00061. Existing turf will be removed for grading and replaced in kind
after grading work is complete.
ANALYSIS:
Minimum landscape area required in I-P zone is 25% of site area. Landscape area on the site
will be unchanged. Provided landscape area is over 42%. This information was recently
presented and reviewed by City of Tigard under Minor Modification MMD2021-00008.
Screening standards do not apply to this area of work. No service areas or wall or roof-mounted
utilities are in the vicinity of the work. The non-residential development of this location does not
abut any non-industrial zone. Surface vehicle parking areas, loading areas, drive aisles, and
stacking lanes (stacking lanes not applicable) are not within 20 feet of the street property line
(right-of-way). Although screening is not required in this circumstance, the Owner intends to
replace the existing arborvitae hedge with planting and screens with mature height 3 feet above
the nearby parking surface.
Required tree canopy of 33% is exceeded by actual tree canopy of 42%. Parking lot required
tree canopy of 30% of parking lot area is exceeded by actual parking lot tree canopy of 35.9%.
Tree canopy requirements for the site were reviewed by City of Tigard under Minor Modification
MMD2021-00008. Trees removed under tree permit TRE2022-00061 were not included in the
tree canopy analysis reviewed by the City of Tigard under Minor Modification MMD2021-00008
and therefore do not change the canopy analysis.
Street trees meet City standards of approximate 40 feet on center spacing along the work area
frontage at Sequoia Parkway.
