At the time of my site visit the subgrade in each lot was covered in 2-6"of crushed rock, which appeared to be 1 A"with generally little fines content. In lots 100 and 101 this rock section appeared generally dense and well-keyed, but in lots 102-109 the rock section appeared generally rough and not compacted.Where exposed on the edges and sidewalls of the excavation, I observed subgrade to consist generally of brown silt to silty gravel. I used a Va" diameter steel foundation probe to evaluate the relative density of the subgrade through the base rock. Resistance to penetration indicated generally stiff/ dense conditions, but several inches of soft disturbed soil in some of the lots. In lots 102 and 103 I used white spray paint to indicate the areas where soft subgrade was observed, while in lots 104-109 the thin (-1-3"), soft muck appeared ubiquitous throughout each entire lot. I informed Rich (Taylor Morrison)that we recommend removal of standing water and soft surface muck prior to footing and slab construction, as well as compaction of the base rock until dense and well-keyed. Based on observations and probing, it is our opinion that the lot subgrade observed today as indicated on the attached site plan has been prepared in general accordance with our geotechnical recommendations, except for soft areas indicated above.
