We are submitting this AM&M in response to item 8 on the July 14, 2021 Completeness Review letter for the Design Review package submitted under City of Tigard Land Use Case File DDR2021-00002. PROJECT INFORMATON Project: Tigard Senior Housing 8815 SW O'Mara Street Tigard, OR 97223 Contact Info: David Stephenson PROPOSAL The proposed affordable senior housing structure is located in the City of Tigard. Our building will share the same site with the existing Tigard Senior Center. The neighbors to our east will not allow emergency access through their site. Therefore, there is only access to our site. We would like to propose the following alternate materials and methods: 1. The building is equipped with a full NFPA-13 sprinkler system with quick response heads. 2. There is roof access to the roofs from both stair shafts. The lower stepped roof is accessed via a ships ladder and roof access hatch, and a stairway. The upper stepped roof is accessed via ships ladders and roof access hatches. All access hatches are 3'-0' x 8'-0" to accommodate firefighters and their gear. 3. Standpipes are provided at both stair shafts and extend to roof. Connection points are located above roof. 338 NW 5TH AVENUE PORTLAND OR 97209 3 503.445.7372 F. 503.445.7395 SERADE5IGN.COM JUSTIFICATION The full NFPA-13 systems, roof access from both stair shafts and standpipes in both stairs shafts extending to the roof simultaneous facilitate safe evacuation of the occupants. The dimensioned hammerhead will also provide a location to stage emergency response vehicles in the event of a fire. ADDITIONAL COMMENTS We appreciated your consideration of this proposal. Please reference our Permit Set and the following sheets for documentation: G052 Code Compliance Summary for NFPA-13 System, A111 Roof Plan and A522 Vertical Circulation details for access hatch and ships ladder, A501 and A502 Vertical Circulation for location of standpipes in stair shafts.
