The property located at 10060 SW Katherine Street (WCTM 2S102BB, Tax Lot 00201) is
zoned Industrial Park (I-P). The property currently contains a single detached house occupied
by a residential use,which is considered existing nonconforming in the I-P Zone.
As detailed in Section 18.50.040.C.1.b of the Community Development Code of the City of
Tigard (CDC), if a nonconforming structure, development, or nonconforming portion of a
structure or development is destroyed by any means to an extent of more than 60 percent of
its current value as assessed by the Washington County assessor, reconstruction is prohibited
except in conformity with the CDC.This prohibition does not apply to single detached houses
destroyed by accident. If a nonconforming single detached house is partially or totally
destroyed by accident, such as by fire or earthquake, reconstruction is allowed.
