Dear Ms. Ratcliff,
The subject tax lots are zoned Industrial Park (I-P). The Tigard Community Development Code
(CDC)in 18.130.020.A.defines the I-P Zone as follows: "The I-P zone provides appropriate locations
for combining light manufacturing, office, and small-scale commercial uses, such as restaurants,
personal services,and fitness centers,in a campus-like setting with no nuisance characteristics such as
noise, glare, odor, or vibration".Tax lots to the north and south are also zoned I-P. Tax lots to the
west are located in the City of Durham and tax lots to the east are zoned Light-Industrial (I-L).There
are no overlay zones or sensitive lands located on the subject tax lots. Please see the attached zoning
map.
All development within the City of Tigard is subject to the standards of the Community Development
Code (CDC).
To the best of our knowledge, there are no variances or open code compliance cases on the subject
tax lots.
Without further analysis, it is uncertain whether the development or uses on the property are in
compliance with the current City of Tigard CDC, or whether any legal nonconforming issues exist. If
an existing on-site structure is destroyed by any means,it may be reconstructed, as long as it complies
with all applicable standards in the Community Development Code of the City of Tigard.Additionally,
it is the responsibility of the property owner(or any agent authorized to represent the property owner)
to obtain all necessary land use approvals and/or building permits for any reconstruction.
