Dear Ms. Willert,
These properties are located in the Triangle Mixed Use (TMU) zone, which is a commercial
zone. These properties are also located within the Tigard Triangle Plan District. For more
information, please refer to Chapter 18.660 Tigard Triangle Plan District of the Community
Development Code of the City of Tigard (CDC).
Adjacent properties to the north, south, and east are also zoned TMU. Adjacent properties to
the west are zoned General Commercial (C-G).
Tax Lots 00400 and 00402 were previously developed with single detached houses, and
building permits were issued to demolish these houses (Case Nos. BUP2020-00005 and
BUP2020-00006).
A building permit for "a new mixed-use senior living building with a restaurant and
apartments," was submitted for Tax Lot 00300 in December 2019 (Case No. BUP2019-
00331). "Senior living" and apartments are considered residential uses, which are allowed in
the TMU Zone. A restaurant is considered an eating and drinking establishment, which is
allowed in the TMU Zone.
City records indicate that the following land use applications are associated with the subject
